IGrow Wealth Racketeers

TLDR: Don't be fooled by the positive reviews, they make a thing about getting people to write a positive review after the first consultation before they know any better. Stay away and warn others, they lie through their teeth and are just another front for the same ***** institutions (Feenstra, Emira/bet all investments, legacy education) that prey on people trying to get started in the property investment game.

This is a long one but bare with me especially if you are looking at signing up with these ****** or any like them:

A couple of years after I burnt my fingers with the rich dad poor dad/ legacy education **** I decided to look into IGrow again seeing as they were supposed to be the "good guys" who did property investment by the books. I had many sessions with one of their consultants and all looked good so I decided to bite the bullet and take a unit at the Bolton, Rosebank.

I made it very clear that there were certain criteria I needed from the unit in order to go through with it as a first time investor; #1 being that the unit needed a tenant which I was assured of it did, they even had very convincing paper work showing monthly rental payments. #2 No surprise buttseks levies being pulled out of thin air. #3 Capital growth which was a very big selling point of this unit seeing as it was "sought after investments" that would grow in value in the next few years according to them. #4 Some kind of assurance that the units are in demand so that it would not sit empty to which I was assured there is a long waiting list of people who want to rent these units.

Fast forward to end of Oct 2023 the debit orders start going off and low and behold the levies are more than was originally discussed and no rental money comes in. I reached out to the team of "experts" and as you can imagine the urgency was non existent. After I badgered them they finally admitted that the supposed tenant had not renewed her lease very coincidentally (coincidence #1) the same month I took the unit over and they had not noticed, quite a thing for a rental agency to say. So I figured that would not be a problem, we can just pull another tenant from the magical waiting list which was obviously nothing more than a sales gimmick and did in fact not exist. I decided to keep an eye on the other units on their site and what do you know they were coming and going so the excuse they gave me of no one suddenly being interested in these units anymore was an absolute crock of ****e.

I fought with them for months and had several calls with the dishonest ***ard of a salesman that got me into this mess, Gavin Mkhabela, to no avail. It was just excuse after excuse or rather lie after lie until they were backed into a corner. After several months of fighting and losing money we start the argument about who is going to reimburse me for the damages caused by their negligence. Then they tell me that it's actually the developer (Feenstra/bet all investments, Emira) who is at fault for not notifying them of the tenant not renewing their lease and that I should talk to their lawyers about it. Good to see those admin fees at work... After insisting that THEY deal with THEIR developer to fix the mess THEY caused Gavin tells me "You know mos, these guys are difficult." What a thing to say to someone who's livelihood you just jeopardized for a quick buck. Long story short and to no surprise the developers were not interested in taking any accountability whatsoever for the thing they literally admitted to doing. They are the sleazy "see you in court" types.

So I got a lawyer who specializes in this sort of filth and requested all of the correspondence from IGrow regarding the unit so that we could review it for our legal standing which I am still waiting on a year later. And would you look at that just a couple of hours after sending an email threating them with legal action a tenant falls out of the sky midday on a friday in the middle of the month who wanted to sign the contract that same day and move in the following week. What are the chances??(Coincidence #2)

This seemingly conjured out of thin air tenant in response to the threat of legal action also coincided with almost every person I had been dealing with "Taking on new roles" or "Pursuing new opportunities." (Coincidence #3)

Fast forward a couple of months I am still trying to get this unit sold so that I can be done with IGrow's lack lustered *********** attitude then I get an email saying "Oh hey by the way we never registered the rates account and you owe over 10K now." Again there was zero accountability because it was yet another ***** third party's stuff up which IGrow does business with called piramid eiendomme. Funny how little IGrow actually does so that they don't have to take ownership of the garbage they peddle. Always someone else's fault and they're always the same kind of ****my people.

Fast forward again to current times in Feb 2025 I am still struggling to get the "sought after" train wreck of an investment off of my hands cause no one is interested, I am paying twice as much on the ever growing list of levies as I was originally told I would and in total my monthly expenditure on this unit is is shockingly close to double of the amount it brings in every month. This "opportunity of a lifetime" investment now needs it's home loan paid off almost entirely just for me to break even. It's so bad that it would be comical if it were not so sad.

After doing a fair amount of research and legal consultation I can conclude that IGrow is nothing more than a front for some of the most predatory and immoral institutions in the south african property market. IGrow does not deal in investment opportunities, it deals in racketeering and willful ignorance.

A side note for anyone reading this: If a sales person uses their religion or children to try and convince you that they are honest and trustworthy they most likely are neither.
