Be Aware of these " Cash Deals" - It will cost you a lot.

This will be a short but alarming review for those interested in buying a property at IGrow Wealth Investments.

I bought a cash deal property for the investment purposes of acquiring rental income. They do promote these "cash deals" heavily with added benefits and discounts. At a first glance, It truly does sound like a great offer but there are a couple of things they don't tell you.

Six months down the line after the property has been successfully built and tenant acquired, lease signed, deposit received etc. I am still paying "occupational interest" aka " rent" on my own property I bought cash for purposes of acquiring rental income in the first place.

There is a clause in the documents/contract you sign that binds you legally to pay "rent" up until the property has been registered under your name. Even though I bought the property cash and being the owner, I've now paid rent on my own property for more than continuous 6 months.

To date the process has been delayed and delayed, you tell me who has been receiving the rental for the last couple of months and how long until I will actually start receiving rental income, perhaps 12months or longer?

Of course, they tell you it's not their fault but this department and that person's, but why does such a "promising company" do business with such people in the first place?

Do be careful when choosing IGrow Wealth Investments as they have cost me more money than what was promised or marketed.

Occupational interest has been paid for 4 months. As you have stated, there is a clause in the contract you signed.  

The occupational interest is paid towards the interest on the development loan, and the balance is paid by the developer.
The delay in lodgment, as per the attorney's update in June are mainly due to the municipality.  A process that is actioned by the developing team on a daily basis, and a party that must be involved in the transferring process.  

The property was purchased at an discounted amount, constituting a much better return than what you would've received on any other financial instrument.
