Harcourts Portion 7 Erf 1412 Bedworthpark Ext 7 Frustration

I am writing this letter to show my frustration and disappointment in the way Portion 7 Erf 1412 Bedworthpark Ext 7 is being handled. I put an offer to purchase the property and dealt with Harcourts because I thought it was a trusted and reliable brand, but only to experience such disappointment from them.

I put an offer to purchase the property for R560 000 on the 19th November 2019 through Harcourts agent Hunter More. Then on 12th December 2019 I accepted the loan from Fnb for R504 000 on the property, which meant that I had to pay the 10% deposit on the property as well as the transfer fees. Which I paid to Y Law Inc. on the 20th December 2019, the amount of R56 000, and also paid the R17 827.80 for transfer fees on 5th February 2020.

Was then promised by the agent that I'll occupy the property between April and May 2020, but lockdown happened and I understood as this was beyond them. I was then told by Hunter that the property owes an amount more than R400 000 in municipal rates, sometime in June/July 2020, which is a problem. The solution was then to find me another property in the same area and then proceed to register a new one in my name and cancel Erf 1412, which I agreed to because I just couldn't wait any longer because I have plans for the property.

To this day, all I get is a notification through my mail that the sellers are still querying the figures. Nothing is moving forward and I'm getting no resolution on the property. I paid all the amount that was due from my side in time, but I do not understand why the same hasn't been done from the agent's and seller's side. Instead, it has become my problem and I have to chase and follow up on the progress. For a first time buyer, I never expected such treatment and disappointment from any party involved.

It's been 9 months now since December 2019 when I signed the contract, and honestly I don't see this matter being resolved anytime soon. For that reason, may I please be refunded in full without suffering any loss from the amount I paid as I did everything I was supposed to in time, including trying to solve this issue. I'm suffering mentally and emotionally now because I don't know what to do, so suffering financially too would be a major setback as my time is also wasted.

I hope this will help me in resolving my request from all the parties involved sooner rather than later.
