Doesn`t deliver on promises made

I have bought a flat in potchefstroom through Harcourts . On the day we went to look at the flat we accepted to buy the property WITH CERTAIN DEMANDS . The agent (cobus ) and we agreed verbally on the conditions and I EVEN CONFIRMED with an email . So after we signed the contract , one after the other agreements were not met .When contacting the agent he informed me that it is MY responsibility to note the demands on the contract.My past experience was that the agent should ask you when signing the o t p , and he must complete the contract accordingly.So we canceled the deal,but the attorneys demand we must complete the buy.I have learned a lesson NOT to trust Harcourts , they dont deliver on their promises .
