Without Produce of my rights

I decided to write to HelloPeter not to slander anyone's name or to do any damage to the company but merely to share my experience with people and ask for help so that other people doesn't also run into the same brick wall as I did.

While renting a unit at The Ranch Auctioneers cc at 6 High Road, Brentwood Park, Benoni, Johannesburg for 6 years some activity "according to my knowledge" that is not fully compliable to certain laws came across my attention. I addressed it with the landlord but they gave me a cold shoulder. I decided to give notice and move out for my own safety. On receipt of my notice the owner informed me that it would be better for everyone around me If I leave and she got so personal towards me, also telling me that before I gave her the notice she was busy arranging a eviction order against me. I am 65 years old, the owner's mother stayed next to me, that the owner out of the blue tells me her mother lives in fear next to me. I mean really, I am a elderly lady, the stuff the owner came up with is like out of a movie, never thought that imagination can take someone so far.

The owner knew now that I know what they were not doing right and so I guess thats why they wanted to get rid of me. I deducted money from my rent for security upgrades I asked her to do more than a month back. I had to do it out of my own pocket and she was well informed that I was going to deduct that money from my rent and that the reason my rent wont be paid in full would be because of the deduction. The owner then listed me on TPN (Transunion) as aggressively short payed of rent, knowing in her head that she is lying in the action she took, but that doesn't stop them as the law means nothing to the owners. I complained with TPN and they ruled in my favour and removed the listing emmidiatly.

I requested several times for a Trust Bank Account Statement that shows where she invested my deposit money and how much rent it accumulated the past 6 years. By law you are allowed to ask a landlord to provide you with these documents anytime and they must give it to you. Well the landlord refuses to respond to my requests. I do not believe that the company has a trust account and to my knowledge that is against the law as trust money belong to you as a tenant and not to the landlord.

Following is some of the acts that to my knowledge does not comply with they're specific laws:

● On the premises, the units infront facing the road operates with gas, but the way it is installed does 100% not comply with the law and is a massive danger.

● There is no building plans for the 33 units on the premises.

● There is no fire walls between the units

● The septic tank gets pumped out in the small garden between the units right at the front gate.

● For 6 years the owner has been charging me for borehole water (water that she doesnt even pay for)

● The units does not have Electricity compliance certificates

● When I subtracted the the repair money from my rent, the landlord cut my prepaid Unipin electricity and one of the staff employed there showed me the next day. I had to get a lawyer to write her a letter the next morning wherein she rep**** that I cut my own power. I dont know why I would do that or how I would get to the switch as it was turned of in the main box that was locked.

I am out of that unit almost a month now and the owner still has not refunded my deposit back to me. She told my lawyer that she won't be paying it into my bank account as for obvious reasons. (Well I dont know what her obvious reasons is but that money belong to me and she is withholding my own money from me. She was by law supposes to pay it back to me in 7 days.

Also another thing the owners doesn't do is they never have a joint inspection of your unit with you when you move in or out. When I returned my key I had to Phone the landlord so that he must personally come and take a inspection with me, just to be on the safe side, as I know how they operate.

I ask pls how can I get my deposit back from the landlord asap, And how can I go about that action can be taken agains this Company/Landlords?
