Do not buy into a false dream Galencia
Not recommended to invest or to even buy one of their developments. reasons below. 1. false advertising : running track was advertised for Walford Estate (Midrand), but now they say can't build it and no compensation for it. 2. they advertised "WIN A BMW" I bought my unit in 2018 and now 2021 still no BMW to be won. 3. bad quality materials/ workmanship : 3.1. gate has been giving issues constantly. not opening. 3.2. braking off from the hinge due to rust. 3.3. was advised the gate motors used was not the correct motor to handle heavy traffic. those gate motors are for home use. 3.4. leaking geysers (not my unit but from other residents complaints) 3.5. damp walls (some units have damp walls on the outside) 3.6. my units tile was scratched before I even moved in due to it being used as a storage unit. but other units also have the same complaint. 3.7. the black tiles starting to see the grooves from underneath. 3.8. small garden gate was loose and wobbly when latched. 3.9. scratches shower glass (was replaced) 3.10. scratched window glasses. (was replaced but wasted my time) 3.11. built in braai not made correctly so unit below when unit the braai upstairs ones will smoke up also. 3.12. building debris buried in garden units. 3.13. No drawers in kitchen for cutlery. 3.14. exterior tiles not anti-slip. had a few incidents during rainy days that residents slipped. 3.15. had no fire extinguishers (now provided after a long battle with the developer) 3.16. in general fire safety was non compliant. 3.17. rusting mirrors 3.18. cupboards that do not open /close properly. 3.19. plugs : some hard to plug in or take out. some the switch gets stuck.
4. there are no road markings. 5. power very often trips while other complex around the area had no issue. 6. the fibre supplier (celerity) that Galencia signed up with have very bad lines. every other day either connection is slow or no connection. 7. very bad sound proofing. can hear walking/talking and intercourse from unit above. 8. lights : very often the exterior street lamps do not work despite having changed them. interior lights also very often hearing residents complain light not working. mine one of the light also bursted but as the light have 3 colours so only the one colour bursted so I kept using it without reporting it. 9. we also have issue with the electricity supplier (Protea metering) that Galencia signed up with. don't know how the cables/lines/setting were done but some residents say they power usage is ridiculous when they stay alone and turns off geyser when not in use but electricity had to be topped up very often while some residents with similar conditions spend much less.
10. there are just so much issues that the Body corporate is trying to get resolved with the developer but lot have yet to see positive outcome. worst is at the moment owners are not able to sell they units due to BASA investigation and other issues.
So this is not a sweet dream that was sold it's a nightmare. many issues were brought up since 2019 but to date lot have been ignored or attended but not resolving the issue or saying it's no longer within the guarantee/warranty period.
why should we as the consumer suffer so much, it's not like a R1 R2 thing it's R1.5m. it's understandable that there will always be issues with buildings as it still need to set so cracks will for sure occur but that should be part of structure and is guaranteed for 5 years? but all those other issues if was attended to properly when reflected then we wouldn't be so angry and frustrated at the situation but from 2019 to now? how much more can you take if in this position?
So am I just going to be sitting with "complaint under advi*****t"? and no replies after this?

there are leakages on some units on the top floor and it's floored to the unit below it this was reported and not taken seriously. those units affected it's not the first time reporting the issues but Galencia just at time come to patch up and repaint and not look at the actual issue with the leak. for sure your plumbing have an issue.

1. A circular running track was indeed planned during the initial stages of the development. However, changes in the municipal requirements for attenuation ponds meant that we needed to modify the pond’s capacity for discharging stormwater from the estate and main road, which consequently impacted plans for the running track. As a result, we notified the Body Corporate in writing in June 2020 that the running track would be removed from the development plans.
2. The BMW lottery competition has not been cancelled. However, the competition will only commence once all units have been sold and the transfer is completed.
3.1 The issue with the gate was brought to our attention. We immediately investigated, and found that the hinge used by the supplier was too thin. We alerted the supplier to the issue, and this hinge has been replaced.
3.2 Please see the response above.
3.3 Following our investigation into issues with the gate motor, we found that the motor had not been maintained. Given that the estate was transferred to the property management committee in 2019, this daily maintenance was their responsibility. However, wishing to find an amicable solution, Galencia has reached an agreement with the property management company to share the maintenance cost.
3.4 This brand of geyser installed in all apartments is a South African-certified product. Each geyser was also accompanied with a guarantee date, and we would encourage you to reach out to the supplier directly should there be an issue.
3.5 We have been working closely with construction partners and the Board of Trustees to attend to an issue where moisture-proof cloth on walls was laid improperly during the building phase. We are therefore pleased to confirm that the repair phase of this work has already been completed, and that the paint phase has begun. This should resolve any lingering issues with damp on the outside of walls.
3.6 Under normal circumstances, residents are asked to please sign a letter of satisfaction before moving in to show that you are happy with the status of the unit, at which time any faults such as scratches are noted.
3.7 This appears to be in keeping with natural wear and tear. However, we will gladly investigate whether further action may be required. Please contact us at *** to discuss further.
3.8 The garden gate has been repaired, and this issue has been resolved.
3.9 As noted, any scratched shower glass has already been replaced – thank you for your confirmation.
3.10 We sincerely apologise for this. We are working closely with a professional engineering firm, the braai supplier and the Board of Trustees to resolve the issue as swiftly as possible.
3.11 The solution has been provided to the property management committee and the owners committee, waiting for their further confirmation.
3.12 Thank you for bringing this to our attention. We have not received any reports regarding construction materials being buried in the garden. Please send further details and photographs to ***, and we will attend to this immediately.
3.13 The cupboards in each unit were installed according to standard designs used in the sample rooms.
3.14 This has been attended to as a matter of urgency, and a potential solution in the form of an anti-slip adhesive product has been suggested to the property management committee and the Board of Trustees. This solution is easily implementable with minimal disruption or inconvenience. We are currently waiting on final confirmation from the Body Corporate and property management, and are hoping to resolve the problem before the start of the December holidays.
3.15 Fire extinguishers have been installed around the estate in keeping with the drawings.
3.16 All fire-fighting facilities have been installed in accordance with fire safety regulations. We have noted the issue with smoke around braai stands, and are consulting with the braai suppliers, a professional engineering firm and the Board of Trustees to resolve the problem.
3.17 Unfortunately the maintenance of mirrors falls outside of our ambit but would suggest that any rust may be the result of long-term excessive humidity in the bathroom.
3.18 Issues with cupboard doors were brought to the attention of Galencia, and these have been resolved.
3.19 Issues with some plugs were brought to our attention, and the necessary repairs have been implemented to resolve the issue.
4. Concerns with road markings fall within the responsibility of the property managers and Body Corporate, and we would recommend raising this concern with them to arrange painting and installation.
5. Unfortunately this is a regional problem beyond Galencia’s control.
6. Celerity is a professional network provider in South Africa, and any network problems within the community should be referred to the supplier for immediate action or repairs.
7. The structure and floor slabs of the estate were designed, implemented and inspected by professional architects and engineers in accordance with the standards of NHBRC and the National Building Regulations.
8. All electrical complaints that fall within the developer’s maintenance range are being dealt with, after which any issues regarding lightbulbs in common property areas should be referred to the property managers and Body Corporate.
9. Thank you for bringing this to our attention. Please ask all affected residents to immediately contact us with details so that we can arrange for personnel to carry out repairs.
10. As responsible developers, we have been actively working with the property managers, Board of Trustees, suppliers and professional consultants to address BASA’s concerns.
