Unprofessional and ***********

Let me start by saying, I don't care what snobby, cheaky response you have to this review, as you do with every review :) It's difficult to warn people not to use these 'property brokers' because they actually use different agencies to front their managing of the property, you know so that they can deny carrying out any work or maintenance on the property by claiming the inspection was not done by them. Very clever indeed 👏 Just to point out that the agency used was amazing and its a pitty that they represent such a terrible company! We then move on to the absolute unprofessionalism, trying to raise the rent by 27% and then blaming the owner 🤣 wait, aren't you the managing agents? Shouldn't you advise your client that it's not ok? Moving along to the deposit, wait where is the deposit? They literally didn't know if they had it, the agents used to front their bull**** business had it or if the owner had it 🤣🤣🤣 They tried to charge me for a hinge that was off in the cupboard which was on the entry inspection sheet 🤣🤣 they literally never fixed it so we left it and then they tried to charge for it! Then there's the pure laziness, they want to take money from my deposit for a utility bill that hasn't even been sent to me yet. It's like a tenant saying, take my deposit for my last month's rent, just incase there are deductions and I have to go through the effort to fight you. Too lazy to take the proper steps SHOULD I fail to pay the bill when it has actually been issued to me. Atleast they pushed me to purchase my own property which I have been putting off for years, but they will never get my business 😅 All I can say is that if you find yourself stuck with this bunch, because you won't know until it's too late. Lawyer up people.

This has actually been one of the strangest "reviews" we have ever received and to be honest, are not 100% sure what to make of it?? We will try really hard not to be cheeky (not cheaky!) - sorry that was cheeky  🤣🤣🤣 

Seriously however, we would assume that someone waving a warning flag against such a terrible, unprofessional, lazy, bull**** company would actually take the time to get their facts right, but we know it is so much easier to jump to false conclusions!  After all if you are woke and warning people by inciting a cancel culture, you don't want to be spreading **** news, right? RIGHT??

Sometimes, as in this case, a landlord may use one estate agency (nowadays called property practitioners) to find and place a tenant and then a completely different property practitioner (perhaps one who specialises in rental management) to manage the rental during the course of the lease.  In our business this does not happen very often and represents less than 1% of our management business, but in your case this is exactly what happened. You can confirm this by checking your lease and also the email that you would have received when our Portfolio Manager introduced themselves to you and set out the process and procedures related to the management of the property you were renting. 

For the record, Etchells & Young have no business relationship with Forge Properties, the property practitioner chosen by the landlord to do the tenant placement.  Nor do we use any other agencies to front the managing of any property.

The relationship between a landlord and property practitioner is governed by the mandate (contract) between the parties, but the landlord actually owns the rental property, receives the rent and instructs the property practitioner in certain matters, such as the rental increase that he wants.  Sometimes landlords take good advise given to them, other times not.

The deposit was held as per the stipulations of the lease, in this case directly by the landlord.  The entry and exit inspections were done by Forge, not Etchells & Young and the damages noted (the hinge) came from Forge, not Etchells & Young.  As we did not do the inspections or hold the deposit, we did not manage any resulting maintenance or repairs, this is in the hands of the landlord, as is your deposit.

Then it is perfectly normal and widely accepted as common practice that the final utilities account is based on an estimate (because the City of Jo'burg bills this in arrears) and it can take 2 or 3 months after moving out before a final account is received. This estimate is then deducted from the deposit, because IRL it is very difficult to get people to understand this concept and actually pay the account months after they have moved out. We think it's actually pretty smart and in the best interest of our client, the landlord.

Should you still with to clarify or resolve any issue, we invite you to reach out and actually talk to us over the phone, via Zoom or in person. That, in our opinion, is still the best way to resolve or clarify any real problem or issue.

Of course Samantha, that is so much easier than you actually taking any responsibility for your own actions.

Also cant help noticing that you have run to Hellopeter on 12 occasions over the last few years and every time was to complain and insult, not one single compliment on Hellopeter from you. Speaks volumes!!
