CSI PROPERTY ****** PTY LTD!!! REFUSING TO PAY BACK MY DEPOSIT
I wish I could share the back and forth emails that my wife and I had to exchange with this property group. We moved into Ridge View Estate in Witbank over 2 years ago and despite the complex having an immense amount of issues pertaining to water and power we kept extending the lease until we could no longer stick around. When we moved in the previous tenant was making her way out and naturally the property agent was on site to do the inspection and upon entry a whole host of defaults and repair work was noted namely: 1. Bathroom ceiling was damp and had water stains. 2. Bathroom toilet seat needed to be replaced. 3. Kitchen ceiling was stained, needed painting 4. Kitchen oven door hinges loose 5. Both bedroom floors were dirty. 6. Kitchen: Back wall - Hook on remove 7. Lounge Left wall marks 8. Lounge Front wall DSTV cable 9. Passage globes not working.
Invoice number: 4999 dated: 24/08/2022
Fast forward to my exit from the flat, new property agent was on site to do an inspection that lasted an hour long.
05/05/2025 the Property Practitioner sends me an email with a long list of damages and on top of that I needed to pay over and above the amount that they are already claiming on my deposit.
Charges were as follows: 1. Replace warped shelf below kitchen sink. 2. Silicon mouldy, replace 3. Living area, paint all walls 4. Living area curtain rod bent 5. Bedroom 1 - paint all walls 6. Bedroom 1 - replace 2 curtain end caps 7. Bedroom 2 - paint door and frame 8. Bedroom 2 - paint all walls 9. Bathroom - paint all walls 10. Bathroom - wear and tear, soap dish missing 11. Bathroom - replace silicon
My complaint - 1. The warped shelf was due to a broken tap which was leaking into the cupboard, the silicon was of course ,affected in the process, maintenance came in to replace the tap as it was reported. 2. Living area, the agent made an arrangement for maintenance to come in for paint work and literally one side of the wall was painted along with the kitchen ceiling and now I'm held accountable for the entire area after having cleaned the walls thoroughly and getting paint to cover a patch or two. Why is my responsibility to paint the entire place even after keeping it cleaning but they somehow manage to come in and do half the job with every tenant exit. On the day that the maintenance guy came in he bent the curtain rod and quickly put it back into place. 3. The bedrooms were cleaned up on the walls and even used Polyfilla and paint on some of the parts that needed to be cleaned, I had taken the end caps from the one bedroom and used them in the next room meaning that they were not accounted for on my entry but I'm charged for them. Inspection from previous tenant speaks otherwise. 4. The flat had a huge problem with leaking in both the 2nd bedroom and the bathroom which later caused a huge water bubble underneath the paint work. Due to mildew in the bathroom the ceiling and bathroom walls were cleaned prior to exit because I understood the requirement to have the place cleaned before exit. 5. Also the charges listed were deep cleaning of the carpets, according to the communication between the practitioner and agent was that the place was dirty, the practitioner further stated that the carpets were cleaned prior to entry. I was there whilst the previous tenant was making her way out and no cleaning was done and even after. A job card was then sent to me and the gentlemen that came in to do the said deep cleaning had no recollection of that carpet cleaning, he says that fixing the oven door was one of the items but no deep cleaning or washing of the carpets. They had no idea that I had his number. His manager refused to assist with the job card as it was an outsourced company by the Property Group yet they themselves were able to come up with one miraculously. 6. Bathroom wear and tear was also listed with a glass soap dish missing yet it was not mentioned on entry but somehow something that was never there in the 1st place seems to have gone missing. 7. The icing on the cake is the toilet seat that needed replacing which I can guarantee that the new tenants are still using the exact same one.
CSI Property Group are a bunch of ****** that want to swindle people out of their deposits and level a long list of defaults on flats that they themselves fail to maintain. DO NOT RENT FROM THIS GROUP!!!!!!!!
