Very Slow and Disappointing Service!
Good day
As a repeat Cosmopolitan client I would like to express my disappointment and frustration towards the development at Mindalore - 2026
We have been very patient as we see very slow progress on the construction of our house
The excitement to occupy the house has really worn off
It is very clear some houses are getting preference and attention as you see a huge difference when you go on site
There are houses that got started same time with us, others were started way after us – these houses have shown a lot of progress in a short space of time
Some of these houses are even completed and we are still waiting, our house is on stand still - this is very disappointing that we have to wait this long and still see other neighbours moving in
We have requested a meeting with the Project Manager for an update on the progress, we haven’t received any assistance
After the lockdown and construction resumed we were promised numerous times that we will definitely occupy the house by December
Please note the below disappointing timelines
• Bank approval - 5 March 2020 • Signed at the lawyers - 26 May 2020 • Site visit – Foundation was laid – 17 July 2020 • House Registration at deeds office – 31 August 2020 • Bank updated us on progress payment (development at 85%) – 16 November 2020 • Johann update (development 86%) – 24 November 2020 – He also advised that they are busy with the garage ramp – which still on 30 November there was still no ramp
Please can you update us on all the things that are still outstanding for the completion of the house and the estimated completion date

We can understand your frunstration at seeing other houses around you further ahead while yours may have started sooner.
Please be assured that we do not hold back on any house intentionally.
Handing over our homes to our clients is our livilihood. We would not compromise our clients nor ourselves with delays.
There are many variables on the back end of building a new house which will affect the timeline of each house in our building programme.
Much of our construction is govered by council procesesses, with some houses requirements being completed prior to others.
From our side, registration of the land into your name was 31 August 2020.
Construction should only begin upon registration, prior to that, as developer we carry several risks.
However due to extensive delays relating to Covid Regulations we started construction in July (per Covid rules - no residential development was permitted prior to that)
Your home is a large house, being 126m2.
It is within good turnaround, being at 91% complete, with no compromise on quality due to overly speedy construction.
I will request the relevant team leader on your transaction (Johan Kotze) contact you today with the very latest update.
I will check with him by the end of the day to ensure he has made contact with you.

Thanks for the response and for considering our plea
Our main frustration was the slow progress, Johan has always been giving us updates which we were not pleased with because the construction was progressing very slowly
He has contacted us for the past 2 days with daily updates to explain more on the delay and we will keep in constant contact with him
