Poor Service Delivery_Central Development (Lion Pride Estate)

We bought a house at Lion Pride Estate last year December and we were given three months to log all the defects we found. Most of the things that were fixed, were broken again and we were advised to log it under retention and all was done. To my surprise after they have done the retention we still complain about most of the things that were not fixed properly . We logged calls and wrote several emails and escalated most of things. The major things that are still not fixed even today is our Driveway its Submerging and is dangerous to our cars and Cracked ceiling that can fall off any time. We are paying too much money for the Poor service that we are receiving. I will never advise anyone to buy at Lion Pride Estate because once they get sale then its done.

 Per our records you have received house keys last year November. 
 Retention works were completed early this year. 

Retention repairs are a once off for minor faults or repairs needed that were not noticed or visible at tick sheet stage. Retention repairs are due to be done towards the end /within a 90 day period from key handover.  The “retention works” is in essence, the first “homeowner maintenance” which we do for our clients. Retention works are not a building requirement by NHBRC, but a NHBRC recommendation, which we are happy to follow since it provides us with the opportunity to give added service and pick up product flaw trends where we may improve. 
 Retention is a once off list of faults identified by the homeowner.

We do not do added items to the original list nor do we consider additional lists. After three months of living in your home and retention works completed - all minor repairs/ recurring maintenance/ settlement cracks are for the homeowner as part of general upkeep in order to ensure value adding onto your initial investment. 
 
Recurring (same faults) especially cracks, cornice parting are common faults which will happen for several years after a new house is built.  All newly built houses take several years to settle on the foundation. Your house moves with ground movement, expands/contracts with varying temperatures. 
Further settlement of wall and foundation structures due to bearing the weight of the roof structure (which is several tons) will also cause these normal recurring issues.  We have inspected the one minor cornice crack/parting. It does not compromise the structure in any way and must be attended by the homeowner with regular intervals of maintenance and upkeep.  Specific on the driveway challenges we experience with the land layout being one of dips and rises, an engineer’s inspection has been requested for your driveway, of which you are aware. We wait of the final report expected within next week at which stage we will advise the way forward.

I hope you are well. Nothing has been done till this day. There is no any form of communication. My phone has been receiving calls from many people and i never received any calls from you what is stated above is not true. I have evidence of different mails received from your escalation department. We still waiting for the report that was supposed to be sent 2 months ago. This is evidence enough regarding Poor service, lack of communication and empty promises. I hope my matter will be resolved this time without any waiting of reports this case has been dragging for so long.
