IF YOU WANT TO BUY AT LION PRIDE BE PREPARED FOR A 2 YEAR WAIT FOR YOUR HOUSE
My partner and I started looking for a house last year in June, and by July we had, come across Mxolisi from Cosmopolitan who was selling houses in Lion Pride. At the time there was still no construction of the houses even the show houses were still not built. We indicated our concerns about this and were told that our house would be handed over by April 2021, with the latest date being May 2021. Again, we emphasised the need for the house to be handed over to us on this dates and that if this is not possible we should also be told that this is not possible so that we can go look elsewhere. On 1 September 2020 we signed an offer to purchase and finalised everything, which meant we had committed to buying the house pending approval of the homeloans. In December 2020, we were scheduled to sign all documents with the banks and were told that the house plans were still not approved and that we would be told when this was ready, at this point we got worried and had sought to find an alternative house to buy. When we found one that we like we called and told Mxolisi about this and still he indicated that we were on track for April/May occupation. On the 28th of March we received communication from Cosmopolitan with an outline of the construction of our house and this indicated that the earliest we could occupy the house would be in January of 2022 IF ALL GOES WELL. . . WE WOULD GET OUR HOUSE 16 MONTHS LATER, LET THAT SINK IN. . . I then indicated to Mxolisi that this was unacceptable and to that effect wrote a complaint, to Isalina, the HelloCosmo email address as well as the WhatsApp...And guess what???? A month after that complaint I have not no communication whatsoever with regards to the complaint. . .
I mean I can write up a story about what all this means but here are a few: 1. When making an application for a bond you are told to not make any significant financial changes until the house is registered in your name, which means for 16 months Cosmopolitan has taken our financial freedom
2. We cannot even get married during this time
3. The inconvenience and stress caused by this is quite serious
This is what it means to deal with Cosmopolitan Projects, one would swear that this is the first time they are building house!!!!! BUY WITH COSMO AT YOUR OWN RISK!!!!! ONE WOULD HAVE THOUGH WE HAVE LEARNED THAT WITH THIS BEING THE SECOND TIME WITH COSMO BUT KE

Referring to your complaint above, our telephone conversation and my subsequent conversation again, with Project Management this afternoon, after you and I had spoken.
Cosmo City was released for selling last year. The demand for this suburb is very high. In trying to meet demand, we released too many phases too soon. We wanted to satisfy all clients by ensuring all have the stand they desired in relation to size, house spec etc.
In hindsight this was not the best decision. Our construction can realistically only deliver a certain quota within a certain time frame, to ensure quality and correct practice.
I have explained all the workings of our construction programme to you. Your stand is in phase (block 8). Initial phases must be built complete before we can proceed construction on the later phases.
Our first handovers of houses to clients in the initial phases is indeed happening as per our construction programme. These first clients have been handed over keys this April.
Your sales manager in good faith, end of last year, did advise you that you may expect your house in April 2021. He was advised at various marketing drives that first handovers would start in April 2021. He does accept that he did not consider the phases already sold, prior to phase 8, would be delivered first.
You and I have had an in depth discussion on the unfortunate lack of clear process to you. We do apologize for the misguided information provided at the onset of your transaction.
We understand that you are still not satisfied with our feedback. We accept that you are greatly inconvenienced and feel that you have been treated unfairly.
Unfortunately we still cannot bring the construction of your house forward on our construction programme for all the reasons I have advised in our telephone conversation.
You have advised that you will approach various avenues to put pressure on an earlier house delivery and/or some compensation. We wait on your decision in this regard.

My partner and I are still held at ransom when it comes to anything that involves finances, the only other option besides waiting, is that we cancel our sale, which would mean that we have to go find another house and wait, not only that, also that prices of houses have gone up since the ones we let go - essentially we will be at a financial loss;
The list is endless but for people who claim to know property development, I am really inclined to believe that this is ****gery!
