If you thinking of buying a house in sky city come to my house first you will change your mind. 20 years is a long time for this ****.
My second compliant in a year.. Cracks appeared within 3 weeks. Retentions came to fix advised when they re-apear they will fix them.. PAM FROM COSMO REFUSES SAYS IT'S OUT OF WARANTY.
Doors handles all broke off, rain comes in under the doors, doors bang when windy. Retentions also fixed these few months later all of it not working. PAM FROM COSMO REFUSES TO SEND RETENTIONS BACK AS IT FALLS OUT OF WARANTY.
PIPE BURST IN MY WALL I REALIZED WHILE IT WAS STILL EARLY HAD TO FIGHT WEEKS TO GET A PLUMBER FROM COSMO TO LOOK AT IT. AFTER FIGHTING FINALY HE ARIVED NOW THERE IS A HUGE GREEN STAIN IN MY BATHROOM. PAM FROM COSMO REFUSES TO SEND OUT SOME1 COZ IT'S OUT OF WARANTY. This is a result of poor quality plumbing now I'm responsible for the bill.
When it rains, people water their garden, or sewerage pipes burst it all comes to a stand still on my infront of my gate coz it's not level. Its disgusting. I reported it to cosmo but nothing is being done.
I can go on and on and listed my issues on the Retentions form that I got an sms form for stating they can't help coz it's out of warranty.

Summary Complaint
You are unhappy that we do not return to your house to attend repairs after our 1 year warranty period.
The complaints you mention are all Homeowner's maintenance, except the stain you advise was caused by the leak ( We will request our contractor to assess the stain in your bathroom)

You are unhappy that we do not return to your house to attend repairs after our 1 year warranty period.

Please refer to the info pack you received on key hand over as well as our website for Homeowner Maintenace and Responsibilty for clarity on our policy regards your complaint.
Proposed Action:
Cracks: New houses will have cracks for up to two years after construction.
Thereafter it will be much more infrequent.
The cracks are due to the settlement process of plaster, bricks and paint drying, expanding, contracting and earth movement. If there is a particular crack of which you are very concerned or through which a R5 coin could fit, we will investigate.
We do repairs the cracks which are visable at our three months retention. Thereafter it falls within home owner maintenance. Unfortunately in many instances cracks may reappear at the same place as this is where the expansion/contraction is causing most impact.
Rain coming under doors & doors banging in the wind: This is not exclusive to our houses. It is a fact of heavy rain and winds that affect all houses. As a homeowner you may attend your own interventions to minimize this by going to your local hardware for, base rubber flaps, stoppers, window & door foam tape for snug fit etc
Water collecting at your front gate: Since this is not a problem experienced inside your property but outside in the road, it indicates possible insuffiecient street storm water drains/strategic placed drains. This is a council matter which you would need to take up with your roadworks department at your Swartkoppies depot.
