House bought from Cosmopolitan with a leaking pipe issues.
I bought a house from cosmopolitan and issued keys on the 21 July 2018 at Sky City Johannesburg . I reported a leaking pipe underground next to my tab. I was not happy with the service i got as i had to call their maintenance guy several times in order for a plumber to be sent. The plumber came, 1stly told me that i was out of warranty which is something that i was not told by the admin and did not fix the leaking pipe instead he said the drain had issues and not the pipe. I am now stuck with a leaking pipe in my yard and dont know what needs to happen in order for it to be fixed. Am not happy with service that Cosmopolitan has provided me with.

Our ref: 645 Water
As per our discussion.
Water leaks and/or plumbing issues have a one year warrantly for repair/correction by Cosmo from key hand over, providing it is not a main line problem, then being a local council service issue.
Our warranty period is stated on our various info docs, building agreement, website and on our hand over info pack and highilghted on the fault report form.
We do understand that you may have forgotten this since your purchase was in 2017 and move in mid 2018.
However we do accept, that our service agent created an expectation when he did not raise this when you first reported the fault on 27 July, continuing to assist with an inspection by our plumber. Subsequent the plumber resolved the problem short term but confirmed he could not affect permanent repairs since he was not authorzed as the house was out of the warrantly period.
Per our discussion your fault report was 10 days after warrantly lapse. Unfortuantely we must adhere strict to the warrantly lapse date to be fair to all clients ( 2 days over; 10 days over, 1 month over....we must have a cut off equal for all clients). However you do advise at the time of the fault you had just given birth. Not sure when the leak started outside. Also not able to manage the reporting of the plumbing issue effectively within the warrantly period.
We will motivate this to our construction. We cannot undertake that we will attend the problem. However as discussed we will speak to the relevant plumber that attended to understand the extent of the problem and cost implications, maybe construction can review the decision.
Also bearing in mind, this may be a maintenace matter for council water works.
We will do our investigations on Monday and come back to you with our finding and construction feedback.
