Cosmopolitan Roof leaks

Cosmopolitan ROOFS are a JOKE!!! I moved in last year and this year my roof is falling apart. Its poor quality and all they care about is rushing to build another house as quick as possible on the expense of quality.

Whats worse is that when I called them they said its not their problem and they don't even bother to hear you out. Poor service!!!!!!!!! Very disappointed!!!!

 Your continued posting on Hello Peter, insisting that we repair your roof leak has been noted and responded on 9th November. 
 Those posts and my response were removed as you have made legally liable/defamatory allegations which will be addressed by our legal team.
 
 I have explained the warranties before in my first response to you.
 
 There are several instances where you are made aware,  throughout your transaction,  of our responsibilities as developer AND your responsibilities as home owner.

Instance 1
At the signing of your documents with the attorneys, 5 September 2018, you were given homeowner's education with information document. 

On that day you were given your signed copy of the Home Owner’s responsibility document, acknowledging that the education process was done, Your signature being acceptance/understanding thereof. (Kindly check your email today. I am sending you another copy of the document you signed)

Recap of said document:

 One year warranty for the following:

  • Roof Leaks
  • Plumbing Problems (excluding blocked drains after two months of move in)
  • Electrical Problems

Instance 2
In your signing of the happy letter and keys on house handover,  you receive another copy of this same document  by the handover specialist
 
 Instance 3
All our houses, at handed over to clients - have a A3 laminate of this information put up in your kitchen
 
 Instance 4
These same warranties and education are ready available with our  via our website under the tab of TIPS, ADVICE AND NEWS (YouTube video HomeOwners Responsibility).  I give a clear timeline of your transaction so that it may bring clarity on the reason we decline to attend the roof leaks 20 months after you move in.   You accepted house keys 1 March 2019 therefore our warranties lapsed 1 March 2020,
 
 Three Rain Seasons 
  • You received house keys 1 March 2019 - leaving you with a possible 1st rain season of two months ( March & April 2019)
  • Again there was a full rain season October 2019 till April 2020 
  • You are effectively now in your third rain season

 Is stands to reason that if you did not experience leaks in the first full rain season (OR if indeed there had been leaks; these were subsequent repaired in that year warranty period)
 
 Subsequent leaks out of warranty

  • Any roof leaks appearing 20 months later is due to exposure to the elements of nature: experienced every rain season with our Gauteng storms: lightning strikes, hail, hard driving rain and strong winds. These later leaks cannot be attributed to bad workmanship or inferior quality.
  • Also in our experience when  attending some roof leaks; often private installations done via access on your roof can also damage and disturb tile placement (e.g. satellite installations)
