Cosmopolitan Housing is a dreamcrusher. Stay ways.

Cosmopolitan projects!!! Real houses for real people! What a big joke. If you are looking to purchase a property stay away from these people. Buying a house with Cosmo was a biggest mistake of my life, and it pains me because it can't be undone.

I have app**** for a house in SkyCity with Cosmo about a year and 3 months ago. The construction took considerably long time. My house (stand 28 at SkyCity) has been finished for about four months now. The time during which I have been visiting the construction site every weekend because I bearly received an update from Cosmo.

I would usually call Chelesani, Brenda or Prudance for an update. But the information I get from these people is usually a lie or blame on someone else, in this case the Alberton municipal coucil.

I have been told that the house can't be handed to me before water and electricity meters have been installed, which is completely understandable. 3 weeks ago I went to check on the house and found that the watermeter has been installed. I informed Prudance of this fact and she told me that my problem is sorted now and she'd get back to me. To this day she has gotten back to me.

I went to the site again this past Saturday (June 23, 2018). The window that I found broken 3 weeks ago is still not fixed. The water pipes outside the kitchen are still leaking (despite having informed Brenda about this issue).

These issues don't even bother me much. What really pains me is the fact that most people in my street have already moved in, and these are the people whose houses were built long after the construction on my house was finished.

It left me thinking how that is even possible. There must be a way to bypass or speed up process here. Anyways, this is the least of concerns.

I am mostly concerned of 3 things. 1. The municipal rates that I haven't be receiving since the stand was registered. 2. The bond intrest that is accumulating on relatively higher amount than it would have been if I had started repaying. 3. The charges for the water that is leaking and that's been used by the construction people. I'm even starting to think of looking into this as a legal matter.

Heck, I don't even look forward to moving in anymore (dream crushed). I am even unable to register my kid for school at Royals next year because I am not even sure if I'll ever move in.

Bought furniture 4 moths ago thinking I would have moved in by now, most of which is damaged here and there because of lack of space to store it. Cosmo I regret the day I met you guys at Newtown Junction. Wish I knew the pain and financial destruction I was bringing to my life.

Dear Client

As discussed today:

Our log details for easy reference:

28 W

Manager: Brenda

Consultant: Prudence

Transaction Status: Registered Dec 2017 ; House at 98% complete

Summary: We have identified from your complaint that the delays you have experienced in the start of Sky City has greatly affected you, further the lack of communication and feedback has added to your frustration. We are very sorry for this. We have tried to make this a smooth experience however the local council and ourselves were not adequately prepared for the scope of problems which would arise with the start up of this new site. Fortunately we expect all systems to be finalized and going forward this will be a much more happier experience for current and future clients.

Problems identified:

  1. No rates billing from council as yet: As discussed council is in process of correcting the incorrect tariff charges on all our Sky City clients' accounts. These corrections should be finalized by end July. Per my advise I suggested you pay R300 for each month since registration as the adjustment will come in at about this amount per month for the last 6 months.
  2. Bond Interest being charged: This interest is not being deducted from you. Cosmopolitan pays this interest off from our final payment from the bank (no cost to you)
  3. As discussed on hand over of the house we take a photo of the water reading and send to council to correct the water billing. Any consumption on the meter prior to your acceptance of the property will be paid by us.
  4. Please apply to enroll your child at Royal School so that you are assured of a placement for your child. We advise you do this now as we confirm that the delivery of the house to you, is expected this week. Our inspector received the keys today. We will attend all the minor construction concerns you have raised.
  5. Corrective Action: We have arranged to give Prudence training in maintaining communications with all her clients, further specific to hand over matters to client service when she is not able to resolve or result. Second action, we will monitor your house daily and give you feedback daily so that you can arrange you matters for urgent move in.

Kind regards
