Absolute **** of a service from the Project

When doing a Handover of a House, there are bills incurred ,before i occupy and sign the handover forms.

When going to do the sign off, putty on the windows were still fresh and not painted, the gyser was leaking and the floor was not smooth (looked like a long pot hole) , was very disappointed as the house is inspected first before they can do the handover.

All the above was busy being fixed,even before i left the house on the same day.

Now there is a water bill that is extremely high that needs to be sorted out by the Project, but they insisted that i do that my self. But there is a document they provided to me, that states that they need to do whatever they need to do , in order for the council to reverse the water bill and it only takes a few days for that to be done. Its been weeks and no feedback has been received as yet.

I'm rushed to fully release funds from the bank that financed me, as this affects me (dont know it what way) and that they are getting into trouble with the construction people (As if thats any of my business).

I need the water Bill to be reversed as in yesterday as i need to move in to my house.

Transaction Status: House handed over to you 18 June for occupation

Summary: Unfortunately due to a technical error my post of 2 July does not reflect. I answer again. I have not been able to make telephonic contact with your. I would like to discuss your concerns direct. Regards the municipal water charges: I have received a copy of your pre termination notice from your Sales Manager. The amount being requested is R2000. As I do not have access to council systems or a copy of your account breakdown, I make an assumption, in my experience as follows: The R2000 owing is for property rates payable by the registered owner from date of transfer to the owner's name . Registration in your name was effected mid December

The rates are due by you from January. The rates is in the region of R300 per month. This R300 payable for the last six months arrives at the R2000 being billed. The information leaflet you received from us regards our responsibility in assisting with the water corrections states that we will take the water meter reading upon completion of your house to ensure all interim billings are reversed . When your house was completed this reading was taken to council by us. The interim billings for water is R1400 per month. There for your account would have been in the region of R8000 owing for water charges over the last six months. I suggest your verify direct with council that the amount due are only rates. Further I advise you pay as soon as possible, failing which, council may block you from purchasing electricity until they have received their funds.

On your second concern of final touch up and corrections on construction being done when you were inspecting the property. We are sorry that you view this as negative, when if fact we do it to improve our product to you. Though the timing was not convenient, the internal inspection ensures you receive a quality product. This is a new policy we have in order to avoid problems with your house in future. Due to the volumes and numerous delays due to various factors at Sky City we have a very small window from our internal inspection, to corrections being done and handing the keys over to you. Many of our clients were under pressure to move into their homes on 30 June, causing a bottle neck with our inspection team. Once we are back on course with our construction programme we will space these steps better so as not to inconvenience our clients.

Problem Identified: Lack of clarity on council bill, frustration that works were still being done on your key handover, pressure to release our final payment

Corrective Action: As at 25 May 2018, Cosmopolitan has arranged with council to take water readings to council as council does not have a water meter reader allocated to Watervalspruit (Sky City). We have undertaken to assist with water meter readings once houses are completed and deliver to the relevant person at council to attend reversal of interim (fictitious /estimated water billing).

Regards the corrective work being done as you need to move in, we will soon be in a position to space this better since most delays have been resolved.

Upon acceptance of key hand over to you, we do require payment for the property. You have the benefit of living in your house, it is only correct that we receive payment for the product.

In conclusion, despite the process having been difficult, we are sure that your product is pleasing to you as we strive to improve. We are positive that this house becomes your home.
