Bad service and undermining Tenant issues
Frank’s Place has been one of the most disappointing experiences of my life. There’s almost always no water, and they keep blaming the municipality, even though sometimes it’s clearly their own fault. Every week it’s something new — if it’s not the hot water, then it’s the lift, the Wi-Fi, or even the electricity. The building often smells because it’s not cleaned properly. It just feels like no one really cares about the people living here.
The maintenance is terrible. Last year, I actually fell because the carpet wasn’t properly sealed to the floor. That fall was painful, and even today my body still hurts. I can’t sit for long because I’m physically challenged, and that experience made my condition even worse.
What hurts the most is how little they care about tenants. They only care about getting their money. When you talk to them — especially Donald Sibanyoni — they act like they’re listening, but nothing changes. It’s just empty words.
There was also a white lady(property manager) that Donald called to handle my issue, but she clearly didn’t care either. She told me I couldn’t move out because of the 21-day notice rule. They know I’m on crutches and struggling to fetch water, yet they still refused to show any compassion. It’s heartbreaking.
All I asked was to move out by the 15th of October, but it turned into unnecessary drama — all because of City Property’s greed. They expect tenants to understand them, but they never try to understand what we go through. They can’t even provide basic services. In June, I found another room, but they sabotaged it, saying they don’t “recommend tenants,” and I lost that room for no reason. It honestly felt like they enjoyed making my life harder, especially after I renewed my lease.
Right now, as I’m typing this, there’s still no water. That means I might have to miss work again on Monday if it doesn’t come back. Yet, when it comes to rent, they expect payment without fail.
Please, don’t make the same mistake I did. Don’t trust them or stay here — especially if you’re physically challenged. They don’t care about your struggles. To them, we’re just rent payments, not people.

Our building manager also availed himself to assist you whenever required.
