 Hi Melisizwe
Thank you for your post. You appear to have been misinformed as to the reasons for the debt. Both for your, and the public who may read this post, please allow me to clarify, any further details you may receive directly from me at "***". At the time of the development handover to the Body Corporate in February 2023 the COJ account was zero, as is required by the Deeds Office for a Rates Clearance certificate to initiate the transfers. The Body Corporate Trustees have a copy of this COJ account showing the nil balance. The debt was built up by the non-collection and subsequent payment of levies prior to September 2024 to pay for municipal services, including water and sewer charges. Furthermore, Calgro M3 has offered to assist the Body Corporate with a deposit payment to allow for the reconnection of the water, although the documents required to sign by the Trustees appear to be delayed by their signing and submission of correct details for their Acknowledgment of Debt. Through Calgro M3s offer to assist with the payment Calgro M3 will in fact be in significant credit with the development.” Calgro M3 remains committed to ensuring a successful development and requires to cooperation of all owners to pay their levies for correct allocation to municipal services.”
