Wicked Service (Stay at Afhco at your own ris****) They don't pay refunds.
I had to cancel my agreement before the expiry term because my rental partner had to leave and I couldn't pay the full rent anymore - gave a month's notice. However Afhco doesn't want to pay back my deposit, saying my deposit was forfeited because I cancelled my contract but my contract had no such. It's interesting because the Consumer Protection Act, Sec 14(2)(b)(i)(bb) allows for the cancellation of at any time by giving 20 days notice subject to reasonable cancellation penalty with respect to any services provided in contemplation of the agreement enduring for its intended fixed term.

Thank you for your continued communication,
After careful consideration and in view of your request to cancel the agreement before the end of the Initial Period (12 months period of the lease) thus breaching or not complying with the terms and conditions of your lease agreement; we are entitled over and above any rights in law to charge you a reasonable penalty.
For ease of reference, see below clause in your lease agreement.
We are also within our rights to charge a reasonable percentage on the remaining period of the contract (which always works out higher than a deposit) but we do not as we comply and always want to be as even-handed as possible.
