Blocked driveway at Frank & Hirsch apartment

I am writing to express my disappointment and frustration regarding the ongoing issue of vehicles parking on the driveway at Frank & Hirsch. Despite the concerns previously raised about the parking arrangements, the situation remains unchanged, and I am increasingly concerned about the lack of intervention. Today, I approached the individuals in the truck parked on the driveway to ask why they were parking there. Their response was that we should speak to the building manager because they pay to park there and have been doing so for years. I find this response concerning and believe the matter requires urgent investigation. The fact that vehicles have been parking on the driveway for years does not automatically mean that the arrangement is appropriate or that it should continue without proper review. If permission has been granted for vehicles to park in this area, I would like management to clarify whether this arrangement has been formally authorised and whether it complies with the building's parking and access rules. What is particularly disappointing is that tenants have been raising concerns about the parking situation, yet the vehicles in question continue to occupy the driveway. This raises questions about how parking is being managed and whether the needs and concerns of residents are receiving adequate attention. The driveway should remain accessible and safe for its intended purpose. If it is being used as a parking area, management needs to establish whether this is permitted and whether it compromises access, visibility or the safe movement of other vehicles. I am beginning to feel that there is a lack of proper order and consistent enforcement of parking rules at Frank & Hirsch. As tenants, we should not have to repeatedly raise the same concerns without receiving clear answers or seeing meaningful action. I would therefore like to request that AFCHO Management investigate this matter and provide clarity on the following: 1. Authorisation: Has permission officially been granted for these vehicles to park on the driveway? 2. Parking regulations: Is parking in this area permitted under the building's rules and parking arrangements? 3. Fairness and consistency: If certain individuals or companies are permitted to park on the driveway, what measures are in place to ensure that the arrangement does not inconvenience or disadvantage other tenants? 4. Corrective action: If the parking arrangement is not appropriate, what steps will management take to address the situation? I would appreciate it if management could look into this matter as a priority and provide a clear response regarding the outcome of the investigation and any action that will be taken. I am raising this concern because I want to see a well-managed, safe and orderly residential environment where parking arrangements are fair, access is not compromised, and tenants' concerns are taken seriously. Please do not allow this complaint to go unanswered or become another unresolved issue. I would appreciate a written response and a clear indication of how management intends to address the matter. I look forward to your response Tenant – Frank & Hirsch

Terrible Experience

The worst experience ever , Rental agent was rude and didn't assist us in any way after signing the lease . We were charged for replacing a gate lock that was damaged by the previous tenants. We disputed the matter but we were threatened if we don't pay ,they would cut our electricity . We tried to communicate and try better understand the situation but they decided to cut our electricity without any reasonable explanation nor did they bother to communicate. We had brought this issue to their heads but still we were blatantly ignored by all .We where forced to pay for the lock in order to reinstate the electricity.Even their maintenance manager was shocked at the situation but he said there is not much he can do to assist. We had to temporarily move out as my wife worked from home. The worst part is we didn't fault on any payments as a tenants, these people are just ruthless individuals . This company is the worst do not get involved!!!!!

******** company

They don't follow housing laws. The communication is horrible, disrespectful and they take their sweet attending to issues. As a property management company they are unfami**** with the housing act. I was without a ceiling for 2 weeks half the month I was not offered an alternative place to stay and according to the housing act that would mean that my rent should have been subsidised due to me being in an uninhabitable unit. Which has cause health and safety issues. this is the distasteful response I received " Dear Tenant, We kindly wish to clarify that only the ceiling in one of the bedrooms required replacement, while the other bedroom was not being used and did not require any repairs. We therefore respectfully confirm that, in terms of the lease agreement, the full rental for September 2026 remains payable. We appreciate the circumstances and understand any inconvenience that may have been experienced; however, the repairs to the affected bedroom do not alter the rental obligation for the month. We trust that the above clarifies the position and kindly request that the full September 2026 rental be settled accordingly. Thank you for your understanding and cooperation. Kind regards," They don't know my living conditions to say this nonsense.

Unhappy tenant

I am extremely dissatisfied with the service from this property management company. My electricity was abruptly cut off despite my *** being fully paid and holding a positive balance, as I consistently pay my rent before receiving my monthly statement. Currently, my *** is blocked, preventing me from purchasing electricity. Even after sending the building manager a statement proving I have a credit on my ***, I was still asked to provide additional proof of payment and told to call the office when I expressed my frustration. I need an explanation as to why my *** is blocked when my payments are up to date, and why my power is repeatedly shut off, forcing me to continually request the manager to restore it.

Don't care about the tenants

The worst place to rent from! When you have issues they do not assist you. My ceiling caved in on me when I was sleeping it took 2 weeks for them to fix it they did not treat it as a high priority and they still billed me the full rental amount despite it being uninhabitable and has caused me health, respiratory issues. On the portal when I logged this complaint it gets escalated to Mr P Uys who hasn't assisted me. The communication is terrible you constantly have to chase them to get answers and assistance. This is the email I sent end of September and still no correspondence "I am writing to formally lodge a complaint regarding the structural failure of the ceiling in my rental unit, the subsequent delay in repairs, and the unfair billing of full rent for the affected period. Background of the Issue: On 9 September 2026, the ceiling in my unit collapsed. This created an inherently dangerous, hazardous, and uninhabitable living environment. I immediately notified you of the incident and requested to be temporarily moved into an alternative vacant unit within the premises while repairs were conducted. This request was refused. The repairs were only completed on 22 September 2026, meaning I was forced to live in a structurally compromised and unsafe environment for nearly two weeks. Legal Grounds under the Rental Housing Act: Under Section 4(5)(c) of the Rental Housing Act 50 of 1999 (as amended), a tenant has the right to privacy and the right to live in a habitable dwelling. Furthermore, South African common law and the Act place a strict obligation on the landlord to maintain the property in a state fit for the purpose for which it was let. By failing to execute urgent repairs timeously and forcing me to remain in a dangerous environment while refusing available alternative housing, you have breached your statutory and contractual duties, constituting an unfair practice. When a tenant is deprived of the full use and enjoyment of the leased property due to material defects not caused by their own doing, they are legally entitled to a proportional reduction in rent (rental remission)."

Follow up on Parking Entrance assessment at Frank & Hirsch

Dear AFCHO Management, I am writing to follow up on my previous complaint regarding the parking entrance at Frank & Hirsch. It has now been approximately two weeks since I raised this matter, and I was advised that the parking entrance would be assessed. I appreciate that the matter was acknowledged; however, since receiving that feedback, I have not received any further updates, nor have I noticed any changes to the current parking arrangement. I would therefore like to respectfully ask management to expedite this request. This is an issue that affects tenants on a daily basis. We use our vehicles every day to travel to and from work, run errands and attend to our daily responsibilities. Unfortunately, the current entrance remains difficult to navigate, and the frustration and inconvenience I raised in my original complaint are still ongoing. I understand that assessments and management decisions may take time, and I am not raising this complaint simply to complain. I am following up because I genuinely need assistance with an issue that continues to affect me every day. As previously explained, there are two parking entrances, and the second entrance appears to be more spacious, easier to navigate and provides better visibility for vehicles entering and exiting. I am therefore still requesting that management consider opening the second entrance for tenant use or provide an alternative solution that will make access to the parking area safer and more convenient. I would really appreciate an update on: - Whether the parking entrance assessment has been completed; - What the outcome of the assessment was; - Whether any changes will be made to the current parking arrangement; and - If changes are being considered, when tenants can reasonably expect them to be implemented. I am hoping that this matter can now be prioritised, as we continue to use the parking area every day and the current situation remains a genuine source of frustration. I would appreciate a response and a clear update from management rather than having the matter remain unresolved. Thank you for your assistance. I look forward to hearing from you.

********** company with ***** bylaws. Stay away from them.

afhco is a ********** scheme that lures people into renting with them and promise you no deposit. They literally use you to repair their suites. I was charged 2.7 for a new sink which i did not request. And whats worse is that they do not even have the decency to inform you of the charges they impose on you. They just add it to the bill and you end up owing something you dont even know. And dont get me started on the nightmare of moving out. They do the inspection of the suite, agree that everything is in good condition. And after a few weeks you get an sms telling you that you owe them money for repairs and maintenance?. No consultation, they just add it on your bill. Stay away from anything that has to do with afhco, especially if they tell you that there is a discount on your deposit. Its a trap!!!. They will ruin your credit score.
