STAY AWAY...STAY AWAY..Afhco don't want to pay my deposit, high degree of incompetency and unprofessionalism.
I stayed at the Newgate building in Newtown(flat 208) from September 2016 to August 2017. On the 28th of July 2017 i put in notice with the building manager that i want to vacate the premises which meant that i was within the 20 business days bracket. On the 30th of August 2017 Moses ( the caretaker) conducted an inspection on the flat i was staying in and he established that everything was in order but the walls needed painting and the blinds need to be replaced. However, when i moved in during 2016 the walls were not painted and the blinds were not in good shape therefore he CLEARLY STATED ON THE INSPECTION SHEET THAT I, THE TENANT, NEED NOT BE CHARGED FOR BOTH THE PAINTING AND THE BLINDS AS IT IS WEAR AND TEAR. Now, my deposit was supposed to be paid into my account after 7 working days, however i didnt get it and i decided to contact AFHCO, spoke to Lehlohonolo who informed me that my notice was late by 22 days (i submitted my notice on time) i did not paint the flat when i moved out (even though the building manager and the caretaker said that i need not paint the walls), so they will not be paying my deposit..On Saturday i went to their offices to understand the nonsense i had been told over the phone, only to be told by Thando that i have to wait for monday since the debtors department doesnt work on weekends. Fair enough. Monday morning Thando called me but the story had changed, AFHCO had decided that i should not be charged for the painting, not sure what changed since they used the same inspection sheet to determine that i will not get my deposit. However, they are not sure when the lease was submitted to their offices by the building manager because the date he signed is not clear. Now, i signed and handed in my notice on the 28th of July 2017 as dated and signed on the notice. I do not see how and why the date that the building manager decides to forward my notice should have an impact on me. If this is an issue AFHCO should just request tenants to submit their notices directly to the office. I requested to speak to Thando's supervisor, Lucy, who showed no interest at all in engaging with me, did not bother apologizing for the painting issue and made no effort to explain exactly what the real issue is. I was warned that this might happen before i moved in, but chose to ignore that warning and today i am paying for that. Would never recommend AFHCO to anyone..NEVER..

For the record, you needed to complete a notice to cancel lease agreement form (1 calendar month for any lease signed before 1 April 2011/ 20 business days (1 month) for any lease signed after 1 April 2011) which is not valid unless signed by the building manager and yourself.
Furthermore, a deposit is refundable provided, amongst other points, that the 1 month notice have been served.
Consequently, as you did not serve the required notice and vacated abruptly, thus breaching and or not complying with the terms and conditions of your lease agreement; we are entitled over and above any rights in law to charge you a penalty.
