Refundable Deposit & Letter of demand
I am receiving terrible customer service from AFHCO, theres no communication, I haven't received my refundable deposit, now they sent through a letter of demand for rent for Feb 2026. I gave them a month's notice in November 2025 and moved out on the 19th December 2025, my last communication with the AFHCO's customer service was my refundable deposit is being processed, when did we move from my deposit being processed to a letter of demand

10 Feb 2026, 17:02Good day David,
Thank you for your query.
We appreciate the opportunity to clarify this matter. Please note that the Deposit Waiver Fee is linked to your tenancy for the full duration of your stay with AFHCO, and not only for the initial 12-month lease term. Accordingly, the fee remains payable monthly for as long as you occupy the unit. As outlined in clause 4.1 of the Addendum, “The Deposit Waiver Fee is payable on or before the Payment Day, each and every month, without set-off or deduction, in addition to all other amounts payable in terms of the Lease Agreement.” This obligation continues until the lease is formally terminated upon vacating the premises. Furthermore, clause 4.2.2 confirms that the waiver is non-refundable, and clause 4.2.3 states that it may not be used to offset any other amounts due. The waiver functions similarly to an insurance product — it is an ongoing monthly protection rather than a once-off payment. For this reason, the total amount paid toward the waiver is not capped at the equivalent of one month’s deposit, but remains payable for the duration of the tenancy.
