Rather Opt for a comfy spot under a Bridge then to rent from AFHCO if you ever decide to move to JHB CBD

<p>Honestly AFCHO makes you wish you had been a horrible tenant while living on their premises because regardless of how well you pay your rent you WILL get tangled in some sort of web of arreas regardless. Moving out of their Mpilo Place end of April 2017 was meant to be smooth and painless, we insured we left the place in great condition, made sure our rent was paid in full so we wouldn't have any come backs... Buy noooo we somehow still owe R687.20 for meter readings, cold/hot water, Aceess cards, and I suppose for the air we breathed while we were living there also. I would advice anybody looking for accommodation in the CBD to rather find a comfy cardboard box under a bridge somewhere than to rent from these vampires. Their service is appauling to say the least and their staff including Building Managers are in need of serious training. I regret ever being associated with AFHCO, they're like a bad rash that won't go away!!!</p>

Where the Premises is fitted with electricity and water meters to measure consumption, electricity and water consumed by the Tenant is billed two months in arrears. For example, if a Lease commences on 1 January, consumption for January will only be billed in March; February will only be billed in April and so on. This is due to the fact that rent is billed in advance whereas electricity and water are billed in arrears, after being consumed. The Tenant will therefore not see a charge for electricity and water on the statement until month three (3) of the Lease. When the lease is terminated, regardless of which party terminates the lease, any amounts not yet billed for utilities used by the Tenant, will be deducted from the deposit. The Tenant has been explained and understands same.

when the Lease ends or is ended by the Managing Agent, hold on to any keys or residents card(s). The Tenant shall give the keys and residents card(s), including those of sub-tenants, back to the Managing Agent, at the Managing Agent offices, by latest 12pm the day after the Lease ends. The costs of calling a locksmith to replace keys not handed to the Managing Agent will be deducted from the Tenant.

Reviewer Update

Thank you for your response however nobody informs the tenants of all of until they have left the premises which constitutes as *****ery in my books because I have no need for the excess card and don't see why I wouldn't return it if adviced to do so, we were only given one key and I belive that key was returned to AFHCO. You really have to give your staff better training as all of this can easily be avoided without costing the tenant. Also transparency would be appreciated. I still have the access cards and am willing to return them, will I still be liabe to pay for them if returned? I will pay for the water and electricity meter reading, anything over and above that is ********. Kindly advice soonest so the neccessary arrangements can be made.
