Non-Performance according to rental agreement

Hi, I am a tenant at Golf Park. This is my 12th Month staying here. My rental agreement was a promotion that stated that I have "2 months rent-free". When I inquired about it, it was explained to me that the first month's rent was free but I have to pay deposit which is equal to the first-month rent. The second free month was conditional. Thus, if my RENTAL amount (which according to my contract is R4100) is settled before the first of every month, I get the 12th-month rent-free. I settled my rent before the 1st of every month, sometimes over R4100.

Me being the person that I am, and not wanting to owe rent, I called their customer service number on the 23 January 2020 after I received an invoice for February 2020 (the supposedly rent-free month). On the first call to the customer service, I explained the situation to the consultant who said they will follow up for me and give feedback the following day. Feedback was not received. I sent a follow-up email to the customer service and all i received was an automated reply. I called them again two days later. The consultant who picked up CONFIRMED that indeed I do not have to pay for the rental amount of R4100. She also confirmed that all I should pay is the utility cost on the side. I asked her twice to confirm and she did. So I paid R130 for the utilities.

On the 4th of February 2020, I received an SMS saying my account is in arrears. Again, I called customer service the following day, explained the situation again, told them that even on the online portal it states that I am eligible for the 12th-month rent-free deal and also made her aware of my previous calls to them. Two days later, I received a letter under my door from the "Credit controller" Mbalenhle Kekana stating that if I do not settle my account two days after receiving the letter, they will take legal actions against me. Since then, I have been trying to get hold of anyone from the creditor's controllers office but no response at all.

Yesterday, the lock to my room was changed without notification. I had to pay the rent amount before they will open for me. I did as they requested, called the Caretaker of the building to give me the new keys only to find out that he has blocked my number because, in the first 3 months of my stay at Golf Park, the supposed renovations to my flat were incomplete and he promised every day to fix things the next day...for 3 months.

So, 1. The one person I can report issues to blocked me because he didn't do his job which I requested multiple times. 2. They did not perform according to their contract.

resolution: I should take their advice and take legal action against them

This issue should not have happened in the first place. Please review all your rental agreements when it comes to promotions, make sure all your agents are aligned with your promotion end dates and lastly, make sure your customer service agents knowledgeable and have the necessary access to assist with FAQs.
