NO DEPOSIT REFUND - Never rent from them.
If there was a negative rating, that's what AFHCO would get from me.
If you want extreme incompetence and dishonesty, then stay at an AFHCO owned building.
They have vague clause on their contract that should actually say "If you cancel your lease before 12 months, you won't get your deposit back", they lie and say "the owner will charge a reasonable penalty" , the reasonable penalty here being your full deposit.
I would never recommend anyone to stay at an AFHCO owned building, they should be clear on their terms and not rob their customers. They are just robbing the customers blind.
My advise to anyone looking for a rental property is, stay away from AFHCO.

Let me quote the clause on your contract and you explain to me how that says you will forfeit your deposit:
" 31.2. If the Tenant cancels the Lease with the Landlord before the end of the Initial Period, the Tenant agrees that the Landlord will be entitled to charge the Tenant a reasonable penalty. The Landlord, acting diligently will try his best to find another Tenant for that period, but may take several months to do so. "
So, please explain to me there where you are getting your statement for "deposit forfeit penalty app****" statement is coming from, if that's what that clause means, then put it as so and stop deceiving people. How is taking someone whole deposit amount reasonable? Is it reasonable for you or for the client?
So, how's the query resolved? Who is it resolved with? Did you change your clause on the contracts to make it clear? Because to you reasonable does not mean what it says on the Dictionary.

That I am not disputing, My only dispute is that to AFHCO, a reasonable penalty as indicated by the consultant I spoke to is my whole deposit amount and you claim that's reasonable.
Further to this, when I cancelled my lease, I included my details of my parking on the cancellation form, to my surprise a month later I'm told I should've cancelled two leases (Which I was never advised of when I submitted my notice form), which I disputed and was told the same notice form will be used for cancellation of parking lease effective from the date of cancelling flat lease, after that I see parking rental deducted from the flat lease deposit, which was never agreed upon. You have the call recordings, you can listen in on that.
So, all in all, what my dispute is, Change the clause about penalty to "You will forfeit your deposit if you cancel lease before initial lease", because your clause is misleading.
