NO DEPOSIT REFUND
We vacated our apartment with AFHCO on 30 June 2026 after completing a full one-year tenancy. Dealing with this company since moving out has been an absolute nightmare. They remained completely quiet for 40 days, and we heard absolutely nothing from them. When we finally reached out to demand our money—pointing out that by law they should have refunded our deposit within 7, 14, or 21 days depending on the inspection status—they suddenly claimed we were being charged R4,450 for repairs.When we asked for proof to justify that amount, they started giving us the runaround. They refuse to provide any itemised invoices, receipts, or proof that any work was actually done. They have also failed to pay a single cent of the interest accrued on our deposit over the 12-month period, which is a direct violation of Section 5 of the Rental Housing Act.Their customer service is non-existent. We have spent weeks calling and emailing them, only to be completely ignored, **** to, or ghosted. Whenever we did manage to get through, we were met with empty promises and delay tactics.The absolute height of unprofessionalism came from their supervisor. The supervisor openly admitted to us that they do not possess any financial statements for our deposit, nor do they have any invoices or receipts to back up the R4,450 repair deduction. The supervisor processed this charge against our money anyway despite having zero documentation. Furthermore, the supervisor admitted they have no idea why our deposit failed to accrue interest.AFHCO is operating in direct defiance of South African rental laws. Holding a tenant's deposit past the statutory limit, keeping quiet for 40 days, charging for repairs without proof, failing to account for interest, and ignoring communication is unacceptable business practice.Do not expect basic transparency or your money back from them.
