True, a notice of 1 calendar month is required for any lease signed before 1 April 2011. A notice of 20 business days (1 month) is required for any lease signed after 1 April 2011. Normally a lease is for a period of 12 months and continue thereafter on a month to month basis, subject to termination of 20 business days. Importantly, and in line with the CPA, if the tenant cancels the lease before the end of of the Initial Period (end of 12 month lease), the Landlord is entitled to charge the tenant a reasonable penalty.
