False Advertising and poor feedback ( Lies to get occupants and then true colours emerge )

The list is just endless and nobody seems to care:

I am mystified by my recent statement, and flawed landlord observes and I felt its best I report my dissatisfaction with keeping up with your glorious tenant retention campaigns on paper. • Rental Loyalty discount inconsistencies which was promoted towards tenants paying on the 1st every month no longer exists while the letter stated how does one qualify, which I did not see on my September invoice. • Late delivery of our tax invoice statements which seemed deliberate ( only delivered on the 1st to counter your own loyalty programme, knowing you have made a campaign for loyalty discount ) • Sewerage and Water levies – I have never been notified of such on any letter yet it pops up for the 3rd month, without any prior notice. • Having been a tenant of AFHCO for the past year and half, I must point that business practices are indeed, of low standard on the administration side.

Livid as hell.

Thank you for bringing your query to our attention. We, at Afhco value your communication and take pride in attending to and resolving your query as speedily as possible.

LOYALTY PROGRAMME: Please note that our loyalty programme introduced effective 1 July 2017 is still in operation and all qualifying tenants benefiting from it -as you recently did. As a reminder, letters were sent as early as April this year informing all tenants of same. For each 6 months of continued occupancy, tenants are rewarded with a 25% rental discount in the month following this milestone – which you initially qualified for and rewarded. In other words, after completing 6 months in occupation, you receive a 25% discount off your rent in month 7; after completing 12 months in occupation, you receive a further 25% discount off your rent in month 13; and so on and on for every 6 months of continued occupation thereafter. Tenants do not need to do anything, other than ensure their accounts are up do date, as the discount is credited to their rental account in the months as stated above, provided the account is fully paid. The discount applies to 1 month rent only and not to any sundry charges - and not every month. Note that all statements are prepared and delivered in and around the 25th of each month and all our Building Managers ensure that each statement is delivered to each tenant. This does not in any way affect the loyalty programme discount as stated above. SUNDRY CHARGES (water etc.): Likewise, communication was sent out to all tenants in June 2017 reminding them of the CoJ’s annual utility increases with effect from 1 July 2017. Details of the percentages were included as well as communication from the Mayor of Johannesburg that the first 6 kilolitres historically provided to residents would no longer be free – from 1 July 2017.
