Extra charges after moving out: Please explain

I rented one of the flats owned by Afcho Franklin and Hirsch building number 413. When I signed the lease I was given the option of not paying the deposit upfront but paying an extra R475 per month that I was told would form part of my deposit.<br> when I moved into the flat, the room and bathroom walls were not clean, which I communicated with the landlord, but only the bedroom was repainted and not the bathroom.<br> I stayed there for 6 month then moved out so in the 6 months i had paid R2850 which in my understanding was going towards my deposit. When moving out i was told that i would not be refunded the R475 i was paying monthly and that it would go towards fixing anything that was broken in the flat, which i agreed.<br> Almost 4 months after i have moved out i receive an sms saying i owe Afcho R2325 for painting done in the bedroom and bathroom. When i asked why the monthly deposit i was paying does not cover this i was told that the extra R475 i was paying each month was a penalty fee for not paying the deposit upfront. To my understanding and as the agent told me the R475 i was paying extra each month was going towards my deposit and would cover any work needed when i move out.

Hello Sazini,

Our records indicate that that your signed move in snag(check) list indicates that the bedroom and the bathroom were noted on the snag move in and the bedroom was indeed painted as per your request but the condition was no longer suitable and the were repairspaitings upon moving out. Hence the charges still stands.

The matter was attended to by the area manager who confirmed that the charges still stands.
