Buyisani imali yami, PLEASE!!!

To say I'm livid would be an understatement. I was a tenant at the Etude apartments in Sagewood, Midrand for 6 months and had to move out at the end of September. I had created a Stop Order with my bank to ensure that all rent payments go through on time, every month. To my dismay, I forgot to cancel the stop order for the last month and payment went out for rental for the month of October. I frantically called Afhco to advise of this error and I took full responsibility for it. Firstly it took a week for my query to finally be logged (I have a call log and emails to prove it) and finally on the 4th of October I was told it would take UP TO 14 Working days to process the reversal payment. According to my calculations, the last day of the 14 Working days ended on the 25th of October 2019. I've been calling your offices since the start of this week (week of 28Oct) and as soon as my call is transferred to your credit department, it goes unanswered. Mbalenhle Kekana is the lady who processed my payment. I cannot reach her on phone, I've sent a follow up mail to which she hasn't responded, when her colleagues from the call centre try reaching her on my behalf to receive feedback she doesn't respond to calls. This morning only did they (call centre agent - Kamogelo Morati) supposedly reach her and she advised Kamogelo that she's trying to get feedback for me. It's been a full month and a few days since I made this incorrect payment, it cannot possibly take this long to refund someone THEIR MONEY. It is my money and I do not owe you a single cent. This is frustrating, it's disgusting,it's shadey dealings and I am not at all impressed with how this is being handled. It is appalling!!!! Before moving in at Etude I came onto Hello Peter to read up on any reviews made on Afhco and none of them were positive, I should've trusted my instincts and not got into any agreements with this company! With that said; I resided at Unit no. 376 and the payment was made on the 25th of September 2019. It would be great if you could return my money asap please? thank you!

Dear Anele N,

Thank you for your continued communication and patience,

After careful consideration and in view of your request to cancel the agreement before the end of the Initial Period (12 months period of the lease) thus breaching or not complying with the terms and conditions of your lease agreement; we are entitled over and above any rights in law to charge you a reasonable penalty.

For ease of reference, see clause as per lease agreement.

If the tenant cancels the Lease agreement with the Landlord before the end of the initial period, the Tenant agrees that the Landlord will be entitled to charge the Tenant a reasonable penalty.

As a reasonable penalty, we forfeit the entire deposit . We are also within our rights to charge a reasonable percentage on the remaining period of the contract (which always works out higher than a deposit) but we do not as we comply and always want to be as even-handed as possible.

Should you need any further assistance or require any additional information, do not hesitate to contact me at *** or telephonically on ***.

 Kind Regards
