Bad service

They rent is not stable its always fluctuating and when you complain they tell you about water and the charges are ridiculous worse the handy man has been saying he will fix broken staff that we moved in and found broken since last month they service is getting worse am disappointed

Where the Premises is fitted with electricity and water meters to measure consumption, electricity and water consumed by the Tenant is billed two months in arrears. For example, if a Lease commences on 1 January, consumption for January will only be billed in March; February will only be billed in April and so on. This is due to the fact that rent is billed in advance whereas electricity and water are billed in arrears, after being consumed. The Tenant will therefore not see a charge for electricity and water on the statement until month three (3) of the Lease. When the lease is terminated, regardless of which party terminates the lease, any amounts not yet billed for utilities used by the Tenant, will be deducted from the deposit. The Tenant has been explained and understands same.

Only the rental and sewer amount's remain the same, hot and cold water charges are based on usage and will therefor be fluctuating month to month depending on your usage.

I moved into this room last month and already from 3700 the rent is came saying 4400 and to my surprise nobody is at home most of e time as both me and the person i stay with are always at work so they is no way thd water can be that much as for the hot water we do not have our own personal geysers in each room so how do we know that these readings are ours this is ridiculous and you find in other units they stay more than two but they water is not this much

Dear Jessel P

Please note there was no discrepancies found in the readings, consumption and charges for your units meters.

The increase partially relates to the usage of hot water that is combined with cold water usage. This cause the cold water to increase.
Tenants are being billed for usage of electricity  to heat up the hot water R35 per kl and the water is added to the cold water and is billed per kl as well (this is step tariff implemented by COJ). 

The COJ tariffs increase effective the 1st of July 2019 and we only implemented the increase on the October statements. 

We will monitor the consumption and report back on any anomalies that arises.

Therefore the charges are true and correct.
