AFHCO, WE NEED ANSWERS.

We know you’re aware of the ongoing electricity outages. The question is: what concrete action is actually being taken?

Generators in common areas do not give residents electricity, hot water or the ability to cook.

You say you’re escalating the matter with City Power/Municipality — where is the proof of these escalations and follow-ups? We need actual updates and timelines, not repeated acknowledgements that you are “aware.”

You also say the situation is “outside of AFHCO’s direct control.” What does that mean for the services residents are still being charged for?

And this is bigger than electricity.

Services are declining while rent continues to increase, yet residents see little to no visible improvement or meaningful changes in the building.

We are NOT asking for monetary compensation. We are asking for our invoices to be reviewed and adjusted for services we have not received — including electricity, affected water/ho*****er services and other applicable charges.

Who should pay in full for services they are not receiving?

The building is increasingly filthy, services are disrupted, yet the charges continue as normal.

We are asking for: • Proof of ongoing City Power/Municipal escalations • Meaningful updates and restoration timelines • A review of affected invoices • Appropriate credits/reductions for unavailable services • Accountability for the continued decline in service while rental costs increase

Residents deserve services that match what we are paying for.

Dear Tenant, Thank you for raising your concerns regarding the ongoing electricity supply challenges. We acknowledge the frustration and inconvenience caused by the frequent and prolonged electricity outages experienced at the property. We are aware that some of the recent outages have been extended due to Council-related challenges, maintenance requirements and infrastructure faults, including issues involving a burnt substation. Please be assured that we are actively engaging and following up with City Power regarding the outages and are continuously monitoring developments and available restoration timelines. We have also, where possible, provided generators to support essential common-area services during extended outages. AFHCO has consistently communicated updates and developments to residents as information has been received from City Power and the relevant authorities. We will continue to provide further communication as and when confirmed information becomes available. We fully appreciate that prolonged electricity interruptions affect residents’ daily lives, including cooking, hot water, lighting and the potential loss of refrigerated food. We sincerely apologise for the inconvenience and disruption this situation has caused. The electricity supply and related infrastructure are managed by the relevant municipal service provider, and the current outages are associated with infrastructure and service-related challenges outside of AFHCO’s direct control. As such, each request for compensation would need to be considered in the appropriate context, and AFHCO cannot make a commitment to compensate residents for losses arising from these outages. We nevertheless understand the seriousness of the matter and will continue escalating the ongoing service interruptions with City Power and requesting urgent attention to the affected infrastructure. The repeated generic wording does not address the specific concerns raised by residents or the impact these ongoing outages are having.We understand that AFHCO is aware of the situation. Our concern is what concrete action is being taken to resolve it. Generators may assist with certain common-area services, but they do not restore electricity, cooking facilities or hot water to residents’ units.You have advised that the matter is being escalated with City Power/Municipality. Please provide confirmation or evidence of these escalations and follow-ups, including any available feedback or restoration timelines.We would also appreciate clarification on what is meant by the outages being “outside of AFHCO’s direct control.”There is also a growing concern that the quality and availability of services are declining while rental costs continue to increase. Still No Answers from AFHCO — Only Repeated Generic ResponsesI am writing this follow-up because my original complaint raised very specific questions, and after several responses from AFHCO, those questions still have not been answered.AFHCO has repeatedly told residents that they are “aware” of the electricity outages, that the matter has been escalated to City Power, and that updates have been emailed. We already know there are outages. That is not the question.The questions are:• What concrete action is AFHCO taking beyond sending generic updates?
• Can residents be provided with confirmation of the escalations and follow-ups made with City Power?
• What restoration timelines or feedback have actually been received?
• What does “outside of AFHCO’s direct control” mean in relation to services residents continue to be charged for?
• Will affected invoices be reviewed where services have not been provided?
• Will appropriate credits or reductions be considered for unavailable services such as electricity and affected ho*****er services?Instead of answering these questions, I have received essentially the same response several times: “The City Power update has been emailed to you.”Yes, I have received the update. I am not asking AFHCO to resend it. I am asking AFHCO to address the financial and service implications of prolonged outages.Generators in common areas do not restore electricity to individual units. Residents still cannot consistently cook, use appliances, maintain normal lighting or rely on hot water during prolonged outages. These are not minor inconveniences.We are also concerned about the broader decline in services and the condition of the building while rental costs continue to increase. Residents should not have to repeatedly ask the same questions simply to receive a meaningful response.This is not about demanding compensation for losses. It is about fairness, accountability and being charged for services that are actually available.At this stage, the issue is no longer simply the electricity outage. It is also the lack of a meaningful response to legitimate resident concerns.Residents deserve more than an acknowledgement that their complaint has been “logged” or another generic update. We deserve specific answers, transparency and accountability.

At this stage, I am not sure what information they are disputing. The situation described in my review remains ongoing, and we still do not have electricity even today. My concerns regarding the business and the services provided are therefore based on my actual experience.

I am willing to provide proof confirming that we are still without electricity. Please advise what additional supporting documentation Hellopeter requires from me to verify the other statements in my review.It would also be helpful if you could provide the specific claims that the business has challenged, rather than simply stating that the review may contain inaccurate information. Dear Hellopeter Team,Thank you for your email.I would like to respectfully request that, before my review is considered inaccurate or removed, the business be asked to clearly identify which specific statement in my review they claim is untrue.More importantly, the business should be asked to provide evidence supporting its claim.For example, my review states that there was no electricity at Atkinson House. This is based on my actual experience. I would therefore ask Hellopeter to ask the business to provide proof that electricity was in fact available at Atkinson House during the period referred to in my review.I am also prepared to provide my own supporting evidence regarding the lack of electricity and the circumstances I experienced.It is not reasonable for the business to simply state that my review is inaccurate without explaining what information is supposedly false and providing evidence to substantiate its position. If the business disputes the fact that tenants were without electricity, then that is something that should be capable of being demonstrated with evidence.If my review is removed despite the matter not being properly established, I will continue to raise my concerns through the appropriate channels. Dear Hellopeter Thank you for your response.I am confused as to what information in my review is supposedly inaccurate when the business itself has confirmed that there are ongoing power and water outages.The issue is that we have been without electricity and hot water for weeks while still being charged for accommodation and services we cannot use. Why should tenants be responsible for repeatedly logging complaints with the municipality when we are paying the business for these services? Surely the business should be following up with the Council and ensuring the matter is resolved.My main concern is also whether tenants will receive a reduction or adjustment to our charges for the period these services have not been available.So, please ask the business to specify exactly which statement in my review is inaccurate. Residents are therefore encouraged to refer to these channels for the latest information directly from the service provider. Thank you for your response.However, my concern remains unanswered.The fact that residents can independently check City Power’s communication channels does not remove AFHCO’s responsibility to keep residents informed and to actively escalate the matter with your service provider. We pay AFHCO for our services, and therefore it is unfair to repeatedly refer us to the municipality when our relationship and payments are with AFHCO.

My main concern is simple: we are being charged for services that we are not receiving. I have still not received a clear response as to whether residents will be compensated or credited for periods where these services were unavailable.For example, we experienced approximately two weeks without electricity last month, yet we were still charged for hot water during that period. How is it reasonable for residents to pay the full charge for a service that could not be used?

I also strongly object to the suggestion that my claims are inaccurate. I am fully willing to provide evidence and documentation confirming the ongoing outages and the periods during which we were without electricity.It feels as though the matter is being avoided rather than addressed. My concern is not whether City Power provides updates on its own platforms. My concern is why we continue to be charged for services that are not being provided, and what AFHCO intends to do about this.I therefore request a direct response to this specific issue rather than further information directing residents to City Power’s communication channels.

Dear Tinyiko, As previously explained, AFHCO has acknowledged the ongoing electricity supply challenges and continues to follow City Power’s updates, per attached latest update. We would like to reiterate that where there is no electricity supply, the electricity-dependent ho*****er system cannot operate and therefore no electricity is generated or consumed for the production of hot water during the period of the outage. Consequently, no ho*****er consumption charge is raised for electricity that was not generated or consumed during such periods. City Power continues to issue daily updates regarding outages and restoration efforts through its official communication platforms and social media channels, which residents are encouraged to monitor for the latest information. I acknowledge your response, however, I do not accept AFHCO repeatedly referring me to City Power’s communication channels as though it is my responsibility to obtain updates from the municipality.I pay AFHCO for my accommodation and the services associated with the property. Therefore, where there are ongoing service interruptions affecting the property, I expect AFHCO, as the managing party, to communicate clearly with residents and provide the relevant information regarding the situation.

If AFHCO is aware that there are ongoing electricity supply issues, then my question is simple: what is AFHCO doing about the issue beyond waiting for City Power’s public updates? Are complaints being formally logged and escalated with City Power? Are AFHCO management and the relevant service providers actively following up on the matter? If so, I want that information communicated to me.Please also stop presenting the matter as though my concerns have been "sufficiently addressed" when the actual issue I am raising has not been properly answered.

You have stated that no ho*****er consumption charge is raised where there is no electricity supply. I am therefore asking AFHCO to provide evidence supporting that statement in relation to my account and the periods in question. If AFHCO maintains that no such charges are being raised, that should be straightforward to demonstrate from the relevant invoices, billing records or statements.

I am not going to be redirected to municipal social-media channels whenever I raise a legitimate billing or service concern with the party I actually pay.Please do not play mind games with me or attempt to shift the responsibility back onto me. I am asking for clear answers, evidence and accountability from AFHCO.

At this point, your responses are coming across as extremely shady.If you are confident that my claims are inaccurate, then prove it.As of 11 September 2026 at 11:54, please provide proof that there is currently electricity supply to my flat. You have repeatedly stated that no ho*****er consumption charges are raised when there is no electricity. Fine — then please provide proof that I was not charged for services I did not receive during the previous month.Once this matter has been properly addressed and you have provided actual evidence to support your claims, we can move on to the next issue: the continued increase in my rental amount while the services provided continue to deteriorate.But let us deal with one issue at a time. I do not want to bombard you with multiple complaints when you are clearly struggling to properly resolve this one.I will be patient with you — but patience does not mean I will simply accept unsupported statements. Dear AFHCO,It looks like I did get your attention. Thank you for the first update we have actually received from you regarding this matter — to the point that the emails were even printed and shared. I appreciate the movement and communication.However, my request has always been very clear: I asked you to provide proof showing that you have been communicating with residents as you have claimed. I therefore still await that proof.Interestingly, since I raised this issue, we are suddenly receiving emails and updates. Very funny, but okay — as long as there is finally movement from your side. That said, this does not replace my request for the evidence of the communication you previously claimed had already been taking place.Secondly, it appears that some of your communication may be selective.Please see the attached email as an example. This communication was sent to Thubelihle, yet I did not receive it. This raises an obvious question: why are some residents receiving certain communications while others are not?I would like AFHCO to specifically address this email and explain:
  • Why was this communication sent to Thubelihle?
  • Why did I not receive the same communication?
  • Was this communication sent to all affected residents, or only selected residents?
  • If it was sent to all affected residents, please provide proof of distribution.
I find it concerning that I have repeatedly had to request information that should ordinarily be communicated transparently to all affected residents.I am still awaiting the proof I originally requested, as well as a clear explanation regarding the selective communication.Kind regards,
