Beware of the rental monster

We rented a unit on 60 on fourth avenue Edenvale from May 2021 to 30 September 2024. The agent who managed the unit was Chris Lamprecht. While we rented the unit, he continuously brought people to view the property with the intention of selling the unit. We had a burglary twice and the landlord did not aid by installing security bars and gates. I installed an Alarm system at my cost for my family’s protection. I sent my notice to Chris on the 21 August 2024 and to move out at the end of September 2024. During the time we were busy packing and getting ready move to my new home. The agent Chris Lamprecht continuously requested bringing people to view of the property. When I told him we were busy a not available he became upset and sent an email saying we have breached the lease agreement, and he was holding my rental deposit. Not at any time we refused him entry to the property when we were available. The day we were moving out on the 25th of September 2024 he wanted to bring people to view the property. I told him the property was untidy and he still insisted. I gave him a set of keys. The next day cleaned out the unit as we received it. I covered and painted and filled holes left by curtain rails. I even left the DSTV Dish and cable I installed which cost me R3500. When I called to do the hand over and inspection, he was arrogant and did not want to speak to myself and my wife and just took photos and just told us we will receive an email from himself. On 1 October 2024 I received a letter to a list of unreasonable faults in the unit. There was no physical damage to the unit, just wear and tear from living there for three years. I responded by requesting a signed entry checklist and requested and walk through to fix any reasonable faults listed. We received no response from the Agent Chris Lamprecht. On 08 October 2024 we received an inflated invoice of R14750.00 for repairs to the unit which should have been fixed by the landlord. He used my deposit to repaint the whole unit and repair other faults. The agent who is scruple’s character who had no intention of refunding my deposit.
