Honest Review of My Stay at Waterfall Crest (1 Bed 1 Bath: 1st Feb 2022 – 30th Nov 2023 & 2 Bed 1 Bath: 1st Dec 2023 – 29th Nov 2024)

1. Safety and Security ⭐⭐⭐ Waterfall Crest provides decent security features like gates, and during my stay, they began introducing a facial recognition system—a great initiative. However, the access control system isn't practical for those without cars. For example, I often had to walk about 500 meters to reach my unit, especially when staying in the far blocks. Uber drop-offs and visitor access are restricted after 10 p.m./5 a.m, which can be inconvenient. If you’re catching an early flight, prepare to walk to the gate with your luggage(raining). That said, I never encountered theft or major security risks during my stay, which is reassuring.

2. Location and Amenities ⭐⭐⭐ The location is a major advantage, with Waterfall Ridge Shopping Centre and Mall of Africa nearby. It’s convenient for schools, taxis, Ubers, and Gautrain bus routes. However, parking allocation could be better—priority is given to larger units like 3-bed or 2-bed 2-bath, and smaller units often lack close parking spots. The gym, pool, and braai areas are undersized for the number of residents, and the gym equipment is poorly maintained.

3. Maintenance and Upkeep ⭐⭐⭐ Maintenance requests often take 2-3 days for a response, and updates on progress are limited. Communication could be improved for better planning, especially for tenants who don’t work from home. Cleaning in shared spaces, such as hallways, could also use improvement, as stains are often left behind even after cleaning.

4. Water and Electricity ⭐⭐ Water availability in Vorna Valley has been a recurring issue, especially from September 2024 onwards, with weekly interruptions. While this is partly due to the area’s infrastructure, Waterfall Crest could mitigate the problem by installing JoJo tanks or backup systems. On a positive note, a generator powers essential services like gates during load-shedding.

5. Internet and Connectivity ⭐⭐⭐⭐ The fibre network was one of the highlights of my stay. Connectivity was reliable, with minimal downtime, and the cost was included in the rental price.

6. Pricing ⭐⭐⭐ The initial rental price seems affordable, but there are hidden costs, including water, electricity, sewage, and other fees, which can add up. Annual rent increases can also be steep, making long-term affordability a concern.

7. Management and Service ⭐⭐⭐ The management team is approachable, with Jaco being particularly helpful. However, other staff members, such as Adrian, received frequent complaints about their demeanor. Communication via WhatsApp groups is well-handled and efficient. However, rules feel rigid and don’t always allow room for dialogue, which can make the experience less tenant-friendly.

8. Additional Notes: Community Engagement: There’s little sense of community, and rules are rigidly enforced without tenant consultation. Long-term stays (over two years) are uncommon due to escalating costs. Guest Policies: Guests are not allowed to use amenities like the gym or pool, which feels restrictive. Inspections: It’s crucial to document the unit’s condition during move-in to avoid excessive deductions from your deposit when moving out. Utility Costs: Utilities like electricity and rates can be costly. For reference, my utility bills averaged R1500 per month for a two-person household with minimal cooking.

Waterfall Crest is a good option if you value a convenient location and modern facilities, but it has room for improvement. Management needs to focus on fostering a stronger sense of community, being more flexible with rules, and addressing long-term affordability. Introducing month-to-month lease options after the first year would also add much-needed flexibility for tenants. If you’re willing to pay slightly more for convenience and don’t mind some of the challenges outlined, Waterfall Crest could work for you. However, for those seeking long-term stability or a more community-focused environment, there may be better options elsewhere.
