Unwilling or ineffective at repairs
My parents have been trying for well over a year now to get watchprop to arrange for the repairs at their flat in Sea Point. Watchprop have been uncommunicative, evasive and inefficient. They arranged for a repair to be done, that did not at all fix the issue, and they just seem to be stringing us along with regards to the repair. We can't speak to a manager or director and they won't let us communicate with the body corporate on the matter. We have tried to handle this reasonably but are left with no further options but to get messy.

19 Jan 2022, 10:55Please provide owner detail and complex / unit number so that this can be investigated with the relevant portfolio manager. Watchprop as managing agent is responsible for financial and administrative management. The body corporate is responsible for external repairs / common property. Kindly revert so that we can investigate.

19 Jan 2022, 15:23The portfolio manager for scheme is Kobie Smit (***). The matter will be forwarded to aforesaid and we will revert to the owner via email. This matter relates to the historic replacement of window frames by the owner (Alexander) , without approval from trustees. This resulted in water ingress, and at first , Trustees had the roof area above the window frames maintained to ensure it is not resulting from roof. Over the 2021 festive period, contractors had to go back to unit 13 to quote and provide findings. We received the items and passed on to trustees, for further direction from trustees, and it has been noted that BC attended to roof repairs / maintenance and covered that aspect. That BC will not continue to attend to repairs of the surrounding window frame, until the owner has corrected this item. This is to be put forward to the owner. The source of ingress,. being the window frames, was not installed by the body corporate as noted to the owner. As managing agent we follow up with contractors etc, but delays take place when contractors must wait for access to units, plus the festive season had many contractors closing down , and wheels started turning again after about 12 January 2022. This is not lack of service on our side.
