MOLD ISSUE SOHO ON SOUTH, SOUTH ROAD TABLE VIEW!!

It is unfortunate that I have to write this review to watchprop as they are managing the property for the Body corporate for SOHO ON SOUTH, SOUTH ROAD TABLE VIEW. I am doing this as too many tenants I the table view area are carrying the burden.

We moved in on 1 March 2018 into a unit of this complex In flamingo vlei Table View. In July 2018 I advised the agents that we are experiencing rapid mold issues and it was extremely aggressive. They informed me that it was something that is being attended. This was not the case. In August 2019 (a year later) I was advised that the building has possible water ingress and that an inspector will come out. Inspector came took photos and left. In April 2020 waterproofing of the building had to begin but by this time all units have experienced damage to their properties and personal belongings. Watchprop was very quick to pass the buck insisting that responsibilities for damages are between the landlord and tenant and gave us long letters of lists of thing's we can use to clean the mold off our belongings. I then moved out because we could no longer be exposed to this as my kids were getting worse with chest issues and excema and me living with Lupus and other underlying conditions did not make our situation any easier. I have damages to my personal belongs that are valued at R67 000 which I was then told the landlord needs to be responsible for, and after months of back and forth eventually going to court on 18th May I was told by the commissioner that the body corporate should be held responsible. After being in contact with the property manager at watchprop since the decision was made in court, no one from the body corporate or trustees has made contact with me. I would advise anyone viewing a unit at this property to make sure that the mold issues has been resolved because this is not something they disclose with you. I have no started a new court process and will be going forth with legal action. I have sent them all the necessary information and still no one got back to me. PLEASE DO NOT RENT OR PURCHASE A UNIT AT THIS PROPERTY WITHOUT RECEIVING FULL CERTIFICATION THAT THE MOLD DAMAGE IS RESOLVED.

Your review refers. Watchprop is the Body Corporate managing agent for this scheme and not the rental agent. Has the matter been addressed with the owner / agent that you have concluded a letting agreement with? Our responsibility is financial and administrative. Any legal recourse you have is in terms of the agreement of lease concluded. In terms of scheme management, we assist trustees in management aspects, but we do not have the right to address any external maintenance if so required, without approval by owners and / or per annual budget approved (10 year maintenance plan taken into account). Please send an email to ***, quoting the unit number and complex, so that your concerns can be directed to the owner. In turn we suggest that protocol is followed and that you direct your concerns to the owner / rental agent and /or rental tribunal should you feel that there is just cause in terms of the rental contract that was concluded.
