The worst customer experience from a property management Co. that you'll ever encounter.

If it is your intention to wait 2yrs for a damage claim to be finalised and to also have the phone put down in your ear by an arrogant Vision Properties employee named Mignon, then Vision Properties is for you.

In Dec 2021, my tenant informed me of water damage to the ceiling in my Unit. I informed Vision Properties who processed the claim and sent a contractor. On inspection of the damaged ceiling, the contractor observed that the damage was caused by a leaking pipe on the geyser, which he repaired. Promising to return and fix the ceiling, which was the original damage, I assumed the matter was in hand. The contractor never returned. After months, and eventually two years, Vision Properties finally sent the contractor to the unit to fix the ceiling damaged in 2021, in November 2024. After countless emails and phone calls (made by me as Vision rarely calls you back), and in order to "assist" me with the now two year old damage, Vision submitted a new insurance claim for which I needed to pay R2000 excess. As this was the second time that I had reported the same damage to Vision since Dec 2021, I had the "audacity" to query the need for me to pay a R2000 excess in 2024, for damage I that I had reported and claimed in 2021. Irritated by my explanation of my experience, Mignon embarked on a two minute monologue bizarrely describing how she was not being given the opportunity to speak, literally while speaking. She ended her tantrum by slamming the phone down in my ear, rather than addressing my concerns and confusion.

In summary; It takes Vision Properties two years to conclude a claim for a damaged ceiling. They file two claims, two years apart for the very same damage their contractor never finished repairing. They insist that you pay R2000 for their second claim. After pontificating on the phone for two minutes, they (Mignon) slam the phone in your ear, because you have the nerve to ask questions or disagree with their process ultimately costing you R2000.

Dear Craig,

Firstly, I apologize for the inconvenience you have experienced in resolving your outstanding query. I have reviewed your claim's history and can confirm that the leaking pipe was reported to the contractor, and the issue was fixed.

However, the second step was not completed. To lodge a claim, the contractor must inspect the damage, provide a report, and submit it to the insurance company to register the claim. As soon as Martie was informed of the outstanding problem, she lodged a claim. With the assistance of the broker, the claim was successfully registered and approved, and the outcome was communicated to you.

I can confirm that only one claim for resultant damage was registered and only one excess of R2,000 is payable on the claim. The excess amount is determined by the insurer. I will forward the correspondence related to this claim to your email address on record.

Thank you for your understanding.

As you made no reference to the occasion were a Vision Properties employee shared a tantrum and slammed the phone down in my ear, I can only assume that such behaviour is common practice and condoned for client facing employees at your organization. For that reason, I thank you for providing your response to me in writing and sparing me the probable indignity of another scolding and abruptly ending phone call.
