**** with breakage fee – Balito - Villa Royale 1011 Sheffield Beach and Property 247

Review & Formal Complaint – Balito Villa Royale 1011 Sheffield Beach and Property 247 I would like to lodge a formal complaint regarding my recent experience with Property 247, as the issues we encountered were unacceptable and misleading. 1. Unexpected Breakage Fee Demand Upon arrival, Property 247 demanded that I pay a R1500 breakage fee before I could obtain the keys. This fee was never mentioned anywhere on the Booking.com information prior to my stay. After payment, we were given an envelope with no permit and no security number, leaving us unable to access the keys. We were forced to make several phone calls before finally receiving the correct security code and permit. This caused delays and unnecessary frustration. 2. Parking Issues – Not Suitable for LDVs The advertised parking is completely unsuitable for LDVs. My LDV could not fit into the parking bays, and neither could other guests’ LDVs. I had to park at the entrance gate and walk up and down every time. At one stage, there was no parking available at all because of overcrowding. This should have been clearly stated in the listing. 3. Breakage Fee Refund – Delayed & Dishonest Claims We had to make numerous follow-up calls to request the refund of our R1500 breakage fee after the 5 working days had passed. Property 247 then claimed that the linen and towels had “stains” that could not be cleaned. This is simply untrue. Cleaners were in the apartment every day from Monday to Friday, and not once did anyone mention any issue with stains or damage. We left the apartment on Sunday morning, and nobody even inspected it before we departed. We requested proof, and the photos provided do not clearly show any stains at all. The invoice also indicates that new towels cost R110, yet they deducted R300 for towels – an amount that makes no sense. To make matters worse, the agent, Crystal Brooks, refused to answer our calls after this. This behaviour is unprofessional and raises serious concerns about the honesty and integrity of Property 247. Based on my experience, I strongly believe this agency is engaging in dishonest practices by making false deductions from guests’ breakage fees. I want to warn other travellers to be extremely cautious to avoid being caught in the same ****.
