How Unilofts Bloemfontein is actually being run.

Unilofts student accommodation Bloemfontein is advertised as a quite, safe and well maintained student accommodation. However in reality, this is how this place is being run.

Management doesn't enforce any of the rules they give you when you move in.

There are 2 security guards patrolling hallways for 500+ apartments.

There is effectively a taxi rank right outside where people park and blast music, yell loudly and block the entrance to the complex. Unlofts security would rather sit outside on the street instead of securing the parking lot inside.

Anonymous sms line isn't anonymous and they will call you out for your complaints because it makes the staff look bad when you complain about the rules not being followed Noise complaints are never taken seriously (There has to be almost 10 complaings before security responds, complaints about ************, **** and any other rule violations are simply ignored. I sent a complaint every single day for a full month about the flat underneath me smoking **** and nothing was ever done).Yelling in the hallways is perfectly acceptable by staff and residents accross different floors and during the times when students are in their flats trying to study

Security guards often have loud phone calls right outside your door and when you complain the complaints are ignored.

Security guards will ask for food or drinks when you come home with groceries which make bringing things home highly uncomfortable.

There is a dress code for hallways and security officers (no pajamas) but no one follows or inforce this rule as it seems the security guards enjoy the inappropriate outfits that people wear.

The Maintance and Security manager is a very two faced person. He will preach rules and regulations however will never want to enforce them, he gave me his number to use when people smoke **** near my unit and when I messaged him he blocked my number. To get In contact with him we had to SMS him on my grandads phone because he simply wouldn't respond to any forms of communication from me or my parent's.

Maintance and inspections for the flats are honestly a joke, they walk in with their inspection sheet already half filled out. When I moved in my couch was stained, my DB boards cover was broken, my fridge had rust on the bars inside, there were multiple cracks in the walls, and the extractor fan above the stoves glass was broken. When doing the inspection when I moved in the staff consistantly stated "this is wear and tear and isn't your fault". The condition of the flat was rather poor and the balcony looked as if it hadn't been cleaned all of the previous year. They then charged me more on my rent for the broken things in my flat THAT I REPORTED WERE ALREADY BROKEN WHEN I MOVED IN. I only stayed in unilofts for 3 months of the 12 this year due to COVID-19 and I can say to anyone considering moving in, those 3 months were horribly loud, unpleasant and uncomfortable and far more than I would have enjoyed.

In my contract for my lease it states clearly what my deposit is used for however they still charge you for these things as well as removing it from my deposit.

After discussing it with my flat mate, the people at unilofts during the COVID pandemic moved people to new flats to form a type of Quarantine. As a result of this PLENTY of my things went missing, and seeing as my flat mate had moved out I am now certain my missing property was ****** by someone who was placed IN MY FLAT without my consent or knowledge, or that someone on the staff took them during our absence

I've lived in a few bad places before with poor management but this was honestly the biggest struggle and the worst place of them all.

If you're a student looking for a quiet and safe place to stay and study, I would not reccomend Unilofts Bloemfontein
