Poor Rental Application Experience
Submitted a rental application, paid the application fee, and entrusted Declin Lesch at Tyson Properties (Southern Suburbs) with sensitive personal and financial documents, only to be met with silence. If you expect professionalism and accountability, look elsewhere. Even after escalating the matter, I was never contacted by the branch manager, Nick Pearson.

Tyson Properties Atlantic Seaboard / Neil Abernethy
I entered into a lease agreement for an apartment managed by Neil Abernethy, Managing Partner at Tyson Properties Atlantic Seaboard, for a property at Canal Quays, Cape Town. A substantial amount was paid upfront in good faith including a deposit, advance rental and lease fee, all evidenced by bank transactions and an official invoice from Tyson Properties. Prior to occupation, ****roaches were discovered at the property during our first viewing. We were assured in writing via WhatsApp that professional fumigation would be conducted before our move in date. On the day of our pre-occupation walkthrough the property was still actively infested with live ****roaches, documented with timestamped photographic evidence. The agent was unreachable despite repeated calls and WhatsApp messages. We were unable to receive keys as the agent is required to be present at handover per building protocol. Following this discovery we were not contacted by the agent or anyone from the agency to discuss alternative arrangements, a new occupation date, or to offer any form of assistance. We were left without accommodation on our move in date and had to make emergency arrangements at our own cost. It later emerged through the pest control company's own service report that gel bait, not fumigation as represented, had been app**** only 6 days before the occupation date. The same pest control company subsequently confirmed in writing that a property with a medium ****roach infestation cannot be considered guaranteed pest free within 6 days of a single gel bait application. The lease agreement contained an express warranty that the premises would be pest free at inception. That warranty was breached. Despite this being confirmed by the respondents' own pest control company in writing, and despite the matter being referred to the Rental Housing Tribunal and active legal proceedings, our money has not been refunded. We encourage anyone who has had a similar experience with Tyson Properties Atlantic Seaboard or Neil Abernethy to come forward through the Rental Housing Tribunal or the Property Practitioners Regulatory Authority. We caution anyone considering renting through this agency to ensure all promises are in writing before signing anything, insist on a joint inspection before making any payment, and never pay advance rental before keys have been physically handed over.

Absolutely shocking service from Tyson Properties.
If zero stars were an option, I would choose that without hesitation. My experience with Tyson Properties has been consistently disappointing and incredibly frustrating. Since the start of our agreement, the level of service has been almost non-existent - yet their monthly management fee is always collected without any delay or issue. For months now, my tenants and I have been waiting for basic maintenance quotes. Despite contacting multiple staff members, including Teya Marias, Stephen Adamo, and even the manager Liam Mally, I receive no communication, no updates, and no assistance. Emails, calls, follow-ups - all ignored. It is unbelievable that a company in 2025 can operate with such a complete lack of communication and accountability. They do not honor their contract, they do not support their clients, and they do not provide the service they are paid for. I am paying R42,426.01 for property management, yet there is zero evidence of any management taking place. At this point, this feels like a clear breach of contract and an exploitation of hard-working property owners who trust them to act professionally. I am now seeking formal assistance to resolve this, as Tyson Properties has shown no interest in helping either me or my tenants. I strongly advise anyone considering Tyson Properties to look elsewhere.

Terrible service
Tyson properties Umhlanga is the absolute worst. Firstly when we started the lease there were so many hidden costs and If I didn't ask I don't know if we would of been told until it was time to pay, secondly the agent **** about work that had been done and work still completed, we lived maybe 8 days in the house and mould starting coming out everywhere and there's leaks in the roof. The landlord is rude and doesn't reply to messages but only wants her money. The agent always comes with the same soppy story that she's sorry and doesn't know what to do but never comes with solutions. They said a inspector came to view and clear the place before we moved in, but when we insisted on getting the disclaimer from the inspector all of a sudden no one came to inspect. Even the Principal is rude and defensive. It's absolutely trash.
