Maintenance Neglect and Poor Communication – Prospective Tenants Beware

Pity I can’t give negative 100 stars. I am extremely concerned by the ongoing negligence and lack of accountability shown by Trinity Properties in handling a serious maintenance issue at our rental property. We reported a leaking geyser over a month ago. After repeated follow-ups, the geyser was eventually replaced. However, the newly installed unit began leaking again almost immediately. Every time we run a bath, hot water drips directly into the same bath we have to use, and it continues dripping for approximately 30 minutes afterwards. This is wasteful, disruptive, and raises clear safety and habitability concerns. The issue was reported again, yet we have received little to no response, no clear plan of action, and no urgency in resolving it. A geyser is an essential service affecting plumbing, safety, and the overall condition of the home. Tenants are legally entitled to a dwelling that is properly maintained and reasonably fit for occupation. The continued failure to properly address this defect, combined with unanswered communication, reflects a serious disregard for these obligations. We have now issued a formal written notice requesting that the defect be remedied within a reasonable timeframe. Should this negligence continue, we will proceed with lodging a formal complaint with the Gauteng Rental Housing Tribunal for further intervention. Prospective lessees are urged to exercise caution before signing a lease managed by Trinity Properties. Based on our experience, essential maintenance issues may not be handled with the urgency and professionalism one would reasonably expect. This review is being posted on HelloPeter in the hope that immediate and responsible action will finally be taken. Tenants should not have to escalate matters to a tribunal simply to have basic, essential repairs addressed.
