Trafalgar Property - abusing the marginalised
I am writing on behalf of my domestic. We have helped her to buy a flat in an apartment block in Bellevue where Trafalgar Property manage the sectional title. To be clear this is housing for people who have very little affordability but that are trying to make a life for themselves. There is a significant fee that Trafalgar extracts every month from the levies and pays to themselves.
According to there website there services include - A dedicated and specialised team consisting of a sectional title portfolio manager, personal assistant, debt collector and accountant will be assigned to manage your body corporate. And: All Trafalgar offices have panels of approved contractors as maintenance partners: their workmanship, regulatory body registration, insurance and labour legislation compliance and cost effectiveness has been positively tested from extensive prior experience.
As a result of significant historic money outstanding in the water bills, Trafalgar has decided that there must be an additional special levy for the next forthcoming years of R2500 a month - this is over and above the existing levy - for which there is very little evidence of anything done with the levies other than paying Trafalgar themselves. The special levies went meant to be for a long list of things including buying new doors, plumbing to address leaking pipes, new water meters... Already the short cuts have started - doors have just been given a repaint instead of being replaced. New water meters have been installed last week - but since the installation a massive leak has started in the wall and as a result the meter has already charged R600 in a week for water. The leak in the wall was not there 2 weeks ago and only started last week. They also damaged the satellite disk at the same time.
My nanny went to Trafalgar's offices this morning where she was told that a plumber would come today to fix it. No plumber has been.
Although water was previously included in the levy and is now been charged for via the water meter, the levy has not been reduced.
It really appears to me that Trafalgar are abusing the most vulnerable people who are earnestly trying to make a life for their family just for their own increased profits.
She has also told me that when people who own the flats are unable to pay ( not surprising given all the high levies and costs) , the flats are auctioned off. I checked online only to see that it is Trafalgar themselves who buy these auctioned flats at a fraction of their market value - and rent them out. They in fact own most of the units in the block where my domestic stays after having bought most of the units at a significant discount. Yet maybe still want to own the remaining flats as they must again make a huge profit with high rentals after buying the units at such a discount. Seemingly the block still has significant water bills despite Trafalgar buying all these units which would also include the outstanding debt for these units.
My nanny is trying to protect her rights but I fear that this corporate giant will ignore all their mandates and do what is in their interests to increase their profits at the expense of anyone living in the block.
