Bullying by Trafalgar at Bel Aire Complex Vorna Valley

I have a unit in Bel Aire Complex in vorna valley and its MANAGED AND CONTROLLED, They are literally controlling the place and running it down to the grave. How can a so called seasoned managing agent run a complex for more than 5 years and after that then owners are told that they complex is now going towards liquidation and the same managing agent who run down the complex procid u not once but twice a loan of over 3 million through their other sister company. Surely there is an act of ********ity in there.

I am fed up with this managing agent they do not want to leave everytime they manipulate the trustees and they are always give 3 months extension. Sometime last year we found an alternative managing agent and well for some reason they found some issues that were not really relevant and made the company look bad and they were back in the seat.

We have 300 units and we pay a levie of around R1800 and around 80% if not 90% of the owners pay thier levies, there is no maintenance that goes and we are always paying special levies but our bank balance doesn't improve or by the way we are never allowed to see the finances of the complex.

The poor trustee are just dancing to the tune of the cartel. We pay insurance for the building and geyser whocj one of theor companies is providing and we pay excess of R5000 if you have a geyser burst and u ask yourself why do we have the insurance if u are going to pay an amount equaling doing the work yourself. Recently they brought another stunt to sell us topup insurance for the exvess at R60 a unit so do my maths month it means they will have an additional 216k per annum from the owners

We have tried to reach out to the management in Trafalgar and always the same person you are complaining about respond to you and says your query is noted and ignores you further.

At this point as owners we discuss daily on who can help us take out the this bully in our complex but it seems Trafalgar is toooooo powerful and can't be touched.

All we have been asking for for months even before the pandemic is the AGM where as owners we can elect new trustees and a new managing agent but we you Trafalgar u always bully us.

Why do you still managing Bel Aire if the 70% of the owners have complaints. Why dont you want owners to have alternative and make thoer decisions. Is the idea to frustrate us as owners so we can sell and you can get your investors to invest ?

The complex is surrounded by new complexes but you are refusing to release maintenance money for painting the complex so the value can go up.

Why Trafalgar are u doing this to our investments, this is our kids future you are ruining.
