Bullies,Disgusting Service and *******

If it not the staff being rude even others suppose to be managers have no manners or don’t know how to speak to teanants. A girl named Thembeka Ngubane who is suppose to be a supervisor in Clemantis building as well as in accounts has no sence of conducting nor addressing people. Even rude is not enough to discuss her speech. Ive been silent for sometime but today have had enough. Ever since I moved to this building on the 1st of Feb 2020 I have had no peace. It first started at the time at about 2 days after lockdown we received family coming over to pick up something from the building we received a call from Thembeka speaking very rudely saying those people must go and an sms was sent out stating no visistors will be allowed in the building during this. When adolphe(he stays in the same flat) told her we didn’t receive such message because if we did, we wouldn’t even allow the parents to even drive this side, she was highly rude to mention well she doesn’t even have to speak to him but the lease holder and it went on and on. I am advised the tone was very unpleasant. Fair enough they left but the next day a lady by Julie calls me to say she is a manager at Trafalgar and she heard im keeping people by the flat and they must pack their things that instant and go. I was very much irritated for a manager to speak like especially without even verifying if indeed they are still there or even to ask what happened. When I tried to explain I don’t like how her staff was talking and that’s not how she is suppose to address as no sms was sent to me and if I had known, I wasn’t even going to allow them to come. She just dropped the call on me. Luckily she used a cellphone number I called back and I clearly said” Hi Julie, we just spoke just now, Im not sure if you ran out of airtime or you dropped the call “ her response yes I dropped the call as I have said what I wanted to say theres nothing more to discuss. So much for a manager huh.

I still let that pass. Before I took the flat I was aware that deposit and rent money need to be paid but when I was about to make payment, I was told deposit will be x2 months deposit which I didn’t understand but they advise I can pay it in 2 months which I agreed because I was already in need of a flat. Hence before I moved I payed them R13 074. And had to pay another dep of almost 6000 again plus rent which was another amount. I then couldn’t pay them full payment of deposit and paid half of the secobd deposit plus my rent money of 6000 and advised them I will pay the half of second dep which is abt R2600 on the 1st of April. I agree I was late as the 1st was on wed if im not mistaken and I paid on sat. I got a call from Thembeka on Monday asking If I paid rent I told her yes she said I need to send her pop which I said I will I just didn’t send it at that instant as I realised I had no data I have to wait till I get it to send it which I sent it at about 16h30 on the very same Monday but she sent me a letter 5 min earlier stating im owing them rent and the half of the second deposit which is R 8791.10 and they are giving me 20 days notice to make payment if not I will need to vacate on or before the 30 April.. I have not received such bulling in my life before. I was told to send pop and advise her I paid but not even the same day passed she sent me a letter to vacate.why would someone ask you if you paid and you agree but send a letter to vacate on the same day. What was her reason then to ask for pop. Do I now have to **** myself trying to get airtime to send her pop? On that pop it clearly state when I made payment. Now surprisingly today, which is not even pass that 20 days notice to make payment as they said, I receive another letter saying I didn’t pay in full I must pay over 3800 or will have to vacate. If my calculations are correct R8791-R6000 wwhich was paid saturday 4 April its R2791 the bal of second deposit which I had paid today. when I ask why is it +R3800 she states for them to send me a letter to vacate, I will then pay R700 bacaude they sent me a letter to vacate for paying 3 days late and she added some other charges that is why she said I must pay over R1000 extra which is ridiculous. The month is not even over I have to pay charges and R700 for them serving a letter to vacate as I was 3 days late from paying my rent and when I explain I don’t have means to pay any extra charges as I was not aware that if I miss to pay my rent on the 1st and money reflects after 6 days in their account I will be served with a letter to vacate the building and will have to pay +R1000 extra for it because they sent that letter to me. No where on my contract state I will be served with a letter to vacate if I pay 3-6 days later. I am aware that there will be 10% charges for late payment not a letter to vacate which I will have to pay for too. When I explain about not having money during this trying times of lockdown she tells me I am not the only one affected. What nonsense is this, was she trained to speak to teanants like this? I stay in SA and I clearly know whats happening around the world, where would I get more then R1000 to pay because I was served with a letter to vacate. Did I ask that letter. Did I not pay my rent or what. This is ridiculous and she is extremely rude even on her replys. Even the other day we asked her for dstv connection as the supervisor in the building, she tells us if its about work, she doent work on weekends, for Gods sake she stays in the building and id assume a supervisor attends to teanants needs! I had to send her an email for her to forward it to maintainance and she tells me she will send it to people who are in charge. I then had to send Mbali an email from maintance myself for assitance

The matter was investigated and a short summary is as follows:

  • The Lessee has to reside in the unit and only the people mentioned on the lease agreement are permitted to occupy – sub-letting is not permitted, and certainly not after lockdown.  (Thembeka lives in the building and has never seen the Lessee)

  • Lockdown is exactly that.   Friends, Family and overnight visitors are not permitted.   The President has declared Disaster Management Regulations which we all have to adhere to.

  • The payment of the deposit is discussed prior to lease signature.

Please also note that Thembeka does not work for Trafalgar in her capacity as Caretaker she works for the complex.  She works for Trafalgar as Debt Collector.

Trust you well, thank you for taking time to respond

I am not sure which part of sub letting is being insinueted as theres 3 people residing in the flat which are on the contract, i believe the building has cameras so it can be easy to check if need be or she is more than welcome to come in to see if there is any sub-letting.
I am not up for any false accusations.
I dont think i will have to go introduce myself everytime when im in the flat or not. Thembeka is fully aware who is staying here and was given by her an additional paper to sign which was handed over to her few days after we moved,She did say she handed over to the office. I even went there myself and adolphe to confirm who is staying in the flat.
All identity documents were sent on email as well....

Yes the payment of the deposit was discussed as per my above statement but NEVER was discused i will have to pay over R1000 for notice letter to vacate which is submitted after paying late within 3days !!!!!!

Certainly the contract i signed doesnt say if you late to pay by 3 days you will be sent a letter to vacate and above that will charged with over R1000 for it!!!!! Why was i then asked for proof of payment if still ill receive the letter within the same day with different amounts and my proof of payment clearly indicates i paid before the letter had been sent (date)
Yesterday i received another letter which had different figures from what was sent to me on the 6th of April. You mean to tell me between the 6th of April till 14th April which is 8 days,( even if there was charges)) it will be over R1000, within 8 days?????

Whether Thembeka is a care taker or Debt collector doesnt concern me much, that is Trafalgars business however whoever who can pick up a phone to contact a client or whether its emails must have a way to talk to people not speak to someone like she is speaking to one of her children!!! Looking at the comments here about her,clearly theres something to learn!!

Also according to your administration or your website its allowing visitors of immediate family as per Andrew Schaefer, maybe you can consider correcting Andrew who published it.

As mentioned we never received any sms from you, if we had known we wouldn't even allowed immediate family to collect what they came for from the first place.
