TI Brokers poor service
Our complex had ground cables ****** which caused a power spike through out the whole complex blowing both our garage door motors and 13 units were also affected.We contacted Whitfields as garage door motors are covered under building insurance and we were told that we must get a quote and they even gave us a list of preferred service providers.We got the guy out and he quoted and everything was then sent to Whitfields.This was the end of November.We were then advised by Whitfields that the quote needs to be a combined quote and the insurance company (TI Brokers) would send out an assessor.This only happened at the beginning of Feb so both our garage doors cannot lock and we have been like this since the incident which is a huge security risk.Eventually the quote was submitted only to be told that the amount claimed is over the limit for power surges which is R50000 the quote being over R200000 and we were also told that garage door motors are upgrades even though it states in the insurance contract that they are covered and every unit has garage door motors and the unit was purchased with the motors.Also all common area damages have been covered but garage door motors.We have not got any feedback from our Body corporate as they are saying that it is between the owners and Whitfields to resolve but niether Whitfields or TI Brokers have had the decency to call a meeting to try and resolve this,all we get is email responses and our units are still damaged.

- There were 17 total units affected by the event, however, only 13 owners provided the required documentation for the claim to be processed.
- We as TI Brokers are not the insurance company, that is CIA. We are the brokers for your complex and facilitate the claims process.
- As the brokers, we are not authorised to appoint assessors, that is done by your insurer, again that being CIA.
- The facilitation of a meeting would need to be done by the Trustees and your managing agent, and if the outcome of the claim could have been altered, we would attend that meeting to assist.
This insured event was indeed a bulk claim, even though multiple units were affected, it was one event that caused the damage.
The insurance policy in question is a Sectional Title policy, which has certain limits for Power Surge events.
Due to it not being brought to our attention that there were garage motors installed at individual units, these were not specified items and therefore, the power surge limit was exceeded in this instance. That is why certain things that were damaged could not be covered. Had these garage motors been listed on the policy as specified items, each could have been covered for their full value at the time of purchase.
The trustees have allocated the payment with the complex common property in mind.
