We were told to vacate Unit 48, Liam Village within 30 days, even though our lease clearly requires 60 days’ notice. We left on 31 January 2026, yet it’s now 13 March, and despite multiple follow-ups, we still haven’t received our deposit refund, any breakdown of deductions, or any communication. This is a clear breach of the lease agreement. The behavior of Tracey Chapman of TEMS Properties (Pty) Ltd. has been rude, unprofessional, nonchalant, and borderline bullying. This is unacceptable.

Tracey Chapman ********ly cut electricity despite rent paid. I am writing to express my deep concern and dissatisfaction regarding the recent disconnection of electricity at our rental property managed by Tracey Chapman. We paid the rent on 17 December, and the payment was cleared immediately. Proof of payment was sent via WhatsApp to the agency at 14:30 on the same day. Despite this, electricity has not been restored even after 24 hours, and our calls and messages to the agent have been ignored. While our rental payments are occasionally slightly later than the due date, rent is always paid every month, and there is never any intention to withhold payment or act in bad faith. My partner always keeps the agency informed in advance of any delays, and our rental obligations are consistently honored. The decision to cut off electricity has caused significant distress and disruption, and I believe it was carried out without following the legal process required under the Rental Housing Act. Electricity is considered an essential service, and disconnection for non-payment requires: Written notice to remedy the breach, including the amount owed and a reasonable deadline; Adequate time for the tenant to settle the outstanding amount; and If unresolved, obtaining a court order before any disconnection. To my knowledge, none of these steps were followed, making this disconnection ********. I am requesting: Immediate reconnection of electricity, It is extremely concerning that a lawful, fully paid rental account can still be met with such action. I hope this serves as a reminder to property agencies like Tracey Chapman to adhere to legal requirements and treat tenants with fairness and respect.
