<p>If anyone is looking for an estate agent to rent out their property or manage their property rental for them, under no circumstances consider using Studio V Management Services! The owner Melanie Vee, Seems to have major issues with her persona when it comes to dealing with her clients (Because she knew from Day ONE, that we were strongly considering tiling both of our units):</p> <p> </p> <p>See below for unedited transcripts of our unfortunate experience with her:<br /> </p> <p>Hi Melanie,</p> <p> </p> <p>For the time being we have decided its best that I take the units off the market until they are tiled to my satisfaction. Obviously our reputation is also at stake. We have done ITC, landlord, employment, etc checks, and advised this man and his wife, that the property will be tiled and that he would be able to take occupation on 1 May 2017. If this is not possible, we would at least like the opportunity to ask him whether a later date such as mid-May could work for him at all. Finding tenants for mid-month occupation is always very difficult, but we would at the very least like to give this man the choice.</p> <p> </p> <p>Even if your tillers are only available to commence the work after the Easter weekend, namely on the 18th, they will have almost two weeks to finish off the one unit. If this is impossible, would they not be able to do so by mid-May? I don’t want to commit to a timeframe and things aren’t up to scratch. But I do strongly feel that they will not be ready by 1st may, no matter who does the tilling for me.</p> <p> </p> <p>I understand you have your reputation to serve, and us not having the units ready in time could create problems between ourselves you and the tenants. Your response regrettably does not address my question about asking the chap who is ready to sign a lease whether or not he can perhaps take occupation on 15 May. I’ve tried calling you, because it’s so much easier to quickly discuss these issues. Mike's phone unfortunately went flat while he was out with someone and could not charge his phone.</p> <p> </p> <p>We do not know when the flats will be ready, and we will NOT rush the tiler, so we cannot say yes to 15th May. As he said in his email "we have decided its best to take the units off the market until they are tiled to my satisfaction", which he reiterated in a later emails saying "so for the time being I still take the units off the market until they are tiled and ready"</p> <p> </p> <p>Mike and I have discussed this matter at length, and have decided that we will be cancelling our mandate with you with immediate effect. I was trying to say something to you when you just went on and on and put the phone down. It is my flat, and I will decide when it is ready to be released! As Edwin has said this mandate is cancelled.<br /> </p> <p>From Melanie: Integrity is a very lonely place Mike. Perhaps when yr at church tonight u shud ask God to help you get some. Im just going through all yr text messages and you have both been SOOO incredibly ********* and dishonest about yr undertakings. I'm warning you you don't want to see a side of me that my previous agent saw, so stop it and stop it now! How dare you bring my Christianity in this, if you are in atheist remember hell is a lonely place. Clause 5 specifically refers to termination of the lease agreement “AT THE END OF THE LEASE PERIOD”. You mandated me to find a suitable tenant for your two properties and I have done so – first for 1 May, then for 15 May and then for 1 June and let there be no doubt about the fact that you have breached our legally binding contract, governed by SA contract law. But please don’t worry, I have no intention whatsoever of holding you to this contract or of billing you for wasting my time and money and harming my reputation as an honest and trustworthy real estate agent.</p> <p> </p> <p>Let’s face it gentleman – you simply do not have any integrity and I will not waste another minute on you. The ONLY reason we worked so incredibly hard during the last few weeks was because you made it very clear that you were in an enormous hurry to find a tenant because this was Mike’s only income. </p> <p> </p> <p>Please do not attempt to contact me or my associates again as both your emails and text messages are now blocked and cannot be opened. I suggest you make arrangements to collect the keys to your property from my offices after the Easter Weekend. However, since you are of the opinion that we did not understand the contract clearly (since we both read it), it means that there was never consensus ad idem, which automatically makes the agreement null and void. After seeing how you acted on the phone with Edwin and then with me, and then your sms attacking my religion, I can see our decision to end the mandate was a very valid one, as if this is how you act after receiving one of Edwin’s polite emails – Edwin kept it polite and professional and this is how you react? Failing to do so will have charges of theft charged against you. You are acting like a spoiled brat! Refusing to return the keys to Carl, as you have been instructed to do will lead to the police collecting them on my behalf when they come to arrest you. Please note: I will sue you for defamation, if I hear you have carried out this threat!!<br /> </p> <p>This email is supposedly blocked (we both studied computers, and both know that she read it), but sent a message saying our account was blocked on her side (which we know you do not receive when you email address has been blocked). However to entertain her ignorance, we tried to send her a fax – but it would not go through, so we emailed it to her from one of our other email addresses and magically it too was blocked – yet she had never seen this email address before.</p> <p> <br />HEY MELANIE!</p> <p> </p> <p>I finely realize we did the right thing cancelling our business with you. Your lack of professionalism, pathetic manner and insidious behaviour speaks volumes of what you really about. Thank you for helping us to realize this sooner than later. It was the right thing to do to terminate the mandate as we do not want someone who appears to show emotional instability managing our property and tenants</p> <p> </p> <p>You are acting like a little spoilt girl having a tantrum because all her dolls were taken away from her for being a naughty girl. Shame on you! Your childhood must have been a very sad one</p> <p> </p> <p>You have just proven to us that due to your inability of professionalism and poor conduct, you would not have been fit nor able to manage our interests in the best of intentions, and all your interest is of a selfish nature in profiteering at the expense of others for your own gain. Well you lost this time all because of your arrogant rudeness and personal insulting attacks on 2 of what could have been potential business clients. We made the right choice of getting rid of you! What a useless agent you proved to be in the short time we enlisted you. You lack professionalism and integrity - we even had to pass on to you possible tenants from our own ads, as yours were ineffective! Pathetic, useless! No doubt if you did indeed have a suitable tenant, it would have been from our ads passed on to you and not yours. Edwin had to go and take pictures of a higher quality, because property24 stated your pictures taken by yourselves are of poor quality – showing yet again you’re in the wrong job.</p> <p> </p> <p>Failing to return my keys is theft! So you are a ***** as well! Again, you are proving a point as to what you really all about. Spiteful, obnoxious, selfish, arrogant, rude, insidious, a sanctimonious old woman who lacks a sense of decency and class.</p> <p> </p> <p>Time to put this on hello Peter, and social media</p> <p> </p> <p>Although we don’t believe you really blocked our emails, here it is just in case.</p> <p> </p> <p>Mike and Edwin</p>
