The last AGM was on 24 April 2023. We were finally granted an AGM 17 September 2025, with newly appointed Stratton Property Management. During the meeting held on the platform MeetingPal owners had the opportunity to submit vote on the approved agenda points. The outcome of the votes was even announced while the voting was still open. On the 25th of September we received email communications regarding the outcome of the voting. In this letter we were advised that irrespective of owners voting the developer (Balwin Properties) has the majority votes. (So irrespective of what owners might have voted Balwin will push through any decision they have. This could be the reason why vote outcomes were announced even while the voting was still open. It was all just for show). On 13 October 2025 we finally received the minutes to the meeting, 26 days later. On 1 October 2025 we were all greeted with a levy increases as decided in the AGM held 17 September 2025. From R14.90 to R20.10 per m2 that is a 34.9% increase. Welcome to Greenbay eco Estate. There was also a 1% Capital Contribution Levy passed, a contribution payable by the seller upon the sale of a Unit – this outcome was also pushed through by Balwin Properties. You are their bottom line, and they are just money money money hungry people.
