Shocking service from transferring attorneys

Sold my property privately. Buyer begged me to use his lawyer for whatever his intentions were. Even though I had my own lawyer I agreed, but if I knew then what I know now I would never have agreed.

Lawyer was given Title Deeds & information they required on 19.1.2022. Since then the process has dragged along.

Transfer done 30.3.2022. I was aware I had to wait for refund from COJ. I get monthly sms & emails from COJ so I know whats going on. On 19.8.2022, COJ sms & emails reflected payment to lawyers. I sent emails on 22nd & 29th Aug to Lawyers requesting update, information when I would receive these funds due to me from COJ. No response. No transfer to my account.
