Defective buildings owners deceived
New buildings in Loulardia defective, dilipidated stack units. Looks nice yet leaks, cracks. Swimm in the garage. Marco the foreman mentions: "Was fixed. Send people again. Otherwise nothing i can do. Its the roof overhang that is to close to door. And splatters going in. " Regards.
Items are water damaged and M& T does not bother nor does Body Corporate.

Should you not have the expertise to repair these leaks which cause my items to be water damaged as for my insurance its mandatory. Have not been enlightened from inception of my purchase of new building being dilipated. So se hulle " Blink aan bo", nou sien ek as net die wat proe ken.
Have consulted an attorney to record, document, snags, flaws and structural damages with which the developer needs to produce an repair action plan to all its owners. This cannot be mantenance" Hello its supposedly, nuwe geboue".
Perish the thought of a special levy being imposed. Get the developer to ensure the expertise of its repairman has the knowledge to undertake these structural damages. Get water proofing done and increase pressure in the valves as being on the top unit water pressure is low.
I have a builder that will invoice M&T and my levies will be paid in the lawyers trust account going forward. Firstly the security is very bad hence burglaries, electric fence not working for months, as when we complain its taken lightly and water damages my items.
I have paid for a unit to be free from structural damages. Its not possible to supervise after stack units has been built and is about collapse. After sales service is pathetic as the labourers donot have expertise otherwise it would be sorted.
Sending them again means you need to extend the roof as foreman you confirmed above.
Repairing a new building its not a favour or service you rendering. Its your duty and obligation to not have deceived me from inception of purchase with your " false marketing".
It would be appreciated if you do your job. Also enlightening new prospective buyers about the dilipidated building and the poor security services and electric fencing and cameras dont work rather a deterent as noted by other residents on the ? orchard, ?lemon tree and apricot lane group.
Its been recommended and requested each unit is visited and inspected also documented with all the flaws and defects together with structural damage and a repair plan together signed and documented by both developer and owner. If the Body Corporate can attend to security etc.
Have decided to go public to save the rest from making a poor investment with their blood, sweat and tears only being realised afterwards as you failed to outline rather luring all an sundry in to quick sale.

I would appreciate a formal email from your foreman " stating there is nothing he/she can do otherwise an action plan of your so called repairs to a " Nuwe Geboue"
